I'm a REALTOR®, not a miracle worker!
Ladies, how many times have you walked into your hairdresser's shop, showed them a picture and said, "I want to look like that", only to be told, "I'm a Hairdresser, not a miracle worker"? I'd venture to guess we've all had that happen at least once.
Unrealistic Buyer: I want 4 bedrooms, 4.5 baths, completely updated with granite counters and stainless steel appliances on at least 2 acres. And I'll spend up to $100K, but I'd really like to stay under $90K.
Unrealistic Seller: The house down the street sold for $250K last month and ours is the exact same floorplan, except for the sunroom and extra bathroom they added. No, we haven't updated the shag carpeting, avocado appliances, paneling and we only have the 1 bathroom, but we'd like to list at $20K over what they got for theirs.

It's a situation every REALTOR® has dealt with, and it's never fun. I hate telling Buyers that the home they want, isn't the one they can afford. I hate telling Sellers that unless they do all the work their neighbor did, they won't see the sales price they were hoping for. But I'm not in the business of selling falsehoods, I'm in the business of selling homes. And sometimes that means saying "No".
If a Buyer or Seller can't, or won't, be realistic, I can't help them. Doesn't mean I won't attempt to find the best deal for them. I will do everything in my power to help them maximize their buying power or their sales price. But they've got to be realistic too.
