I'm a REALTOR®, not a miracle worker!

Real Estate Agent with BlueCoast Realty Corporation

I'm a REALTOR®, not a miracle worker!

Ladies, how many times have you walked into your hairdresser's shop, showed them a picture and said, "I want to look like that", only to be told, "I'm a Hairdresser, not a miracle worker"?  I'd venture to guess we've all had that happen at least once.

Picture of fancy house

Unrealistic BuyerI want 4 bedrooms, 4.5 baths, completely updated with granite counters and stainless steel appliances on at least 2 acres.  And I'll spend up to $100K, but I'd really like to stay under $90K.

Picture of dilapidated houseUnrealistic SellerThe house down the street sold for $250K last month and ours is the exact same floorplan, except for the sunroom and extra bathroom they added.  No, we haven't updated the shag carpeting, avocado appliances, paneling and we only have the 1 bathroom, but we'd like to list at $20K over what they got for theirs.

I'm a REALTOR®, not a miracle worker!

It's a situation every REALTOR® has dealt with, and it's never fun.  I hate telling Buyers that the home they want, isn't the one they can afford.  I hate telling Sellers that unless they do all the work their neighbor did, they won't see the sales price they were hoping for.  But I'm not in the business of selling falsehoods, I'm in the business of selling homes.  And sometimes that means saying "No". Image of lady getting makeover

If a Buyer or Seller can't, or won't, be realistic, I can't help them.  Doesn't mean I won't attempt to find the best deal for them.  I will do everything in my power to help them maximize their buying power or their sales price.  But they've got to be realistic too.

So, here's the deal:  You get "real"; I'll get to work helping you buy or sell a home in Wilmington NC!  Let's put this team together and get the job done!

Tish, this job would be too easy if everybody was realistic! I've had more than my fair share of unrealistic buyers and seller lately.

Evelyn ~  Thanks, we know that Buying and Selling takes being on the same page with our Clients.

Tim ~  You are so right!

David ~  Can you hear me now?

Adam ~  Well?  Haven't you heard this more times than you want to count?  It's like they know a "secret" about "that" house . . . LOL!

Hi Tish,

Good post.

I was on a listing prestation and after reviewing all the Closed Sales I asked the prospective seller what price he thought his property would sell at.

He told me $20,000 more than the others.

I asked why he though it would sell for $20,000 more.

He answered, "Because I'm including my computer!"

I ran like hell.

Great post and I am sure most all Realtors have had a version of these buyers and sellers.

Unless listers are taking over priced listings, the numbers should be running the market, and some buyers will lose out on several houses if they are unrealistic.

Thanks for your sharing.

I guess this is the equivalent of my "I'm not a needle in the haystack finder" post.  I totally feel you on this on Tish.  Sometimes reality never sinks in.

hahaha....I get so many buyers like the ones you describe here that are SO unhappy when I tell them it just isn't going to happen! This is Planet Earth and then need to come on down to reality!

I have to have this conversation all the time.  There are many buyers in particular in this area who still think that they can come in 10-20% off the asking price and I have to tell them, it's not going to happen.  They may not like it but I can't waste time if they're not realistic.

Hey Tish, realtors have the tough but very important job of making buyers and sellers understand what is realistic and what's not. When you're talking with a buyer or seller, explain to them the market and how it works. Provide examples. Share some stories. These things help to make people realize what is realistic and what they can expect.

We can't say this enough and #15's comment is spot on, as is your post.  I think people watch too much TV, and their expectations are HGTV driven.

Buyers have always wanted more house then they could afford - but that issue is on steroids now because of the hype by the media.  Sellers area  bit more beaten up  and tend to be more realisitc.

Jim ~  It's important to know when to fold 'em!

Virginia ~  So  . . . they've been visiting your area, too?

Charita ~  Oops, must have missed that one -- will boogie over!

Barbara-Jo ~  Sounds as though we could all get together and start our own Reality Show!

Richie ~  Sounds as though someone moved your cheese (spoken in my deep, manly voice!

Bryan ~  I'm totally with you on that!!!

Rich ~  For those who will take our advice, that works.  However, there are many who simply insist on doing it their way . . .  thanks for stopping by!

Carla ~  Couldn't agree more -- greatly appreciate your input; thanks.

Ruthmarie ~  Hate to see anyone beaten up, but certainly could stand a good dose of reality!

Brenda ~  Thanks and back at ya'!

Kathy ~  That would mean changing our business model and working under the ACRE concept -- something we should all probably be re-thinking.

"I'm not a miracle worker!" Too funny Tish.

I guess we tend to view things through a different set of glasses when it's our own home.
