It’s June – the birds are singing, the grass is green, there are long lines at Dairy Queen, and it’s time for your Forest Lake house to sell! May – July are generally the hottest (no pun intended) months for home sales, and you want to be sure that your home is positioned to be seen by families who want to move in the summer and be settled before the kids go back to school.
As you work with your realtor to take advantage of these summer months in a tough real estate climate, here are some good tips to think about:
How many showings are you getting?
You’d love to get a showing a day, stressful though they can be, but 2-3 showings per week is a good number. If no one seems interested in viewing your home, you should take a hard look at the price, as well as your listing (see yesterday’s blog for tips on showing your house in the best light!).
Where are you marketing?
Are you taking advantage of all the social media outlets that are available to you? Ninety percent of all buyers view homes online before they view them in person. The MLS is a basic starting point, but savvy buyers and their real estate agents will harness the power of Craigslist, Facebook, Twitter and more to get their message out.
Are you pricing realistically?
This is the part that hurts. You want top dollar for your Forest Lake home, or at least more than you paid. The reality is that, as Mr. Lacy puts it, “Just because you are selling at a price lower than what you bought it for five years ago does not make it a deal. Pricing aggressively to compete with other homes currently on the market makes it a deal.” Foreclosures impact the market and you may have to lower your price to compete. You reap the benefit on the other end if you’re planning to buy another home, but it’s a tough pill to swallow as a seller.
