Judith - thank you.  Providing a "list" for sellers does help them to be able to check off daily as the home in on the market.

Clint - you are right - I have done this before - many times over the years.  Some sellers quickly "get" it and others are slower to follow, but the list does help.

Barbara, isn't it great when sellers get it and you don't need to give them a punch list...just had one and sold the house in 2 weeks...but it is not the norm so this is a great list to share with potential sellers in Rockwall TX.

Terrific checklist. Listing a house tomorrow that the seller has already gone thru the house and it will be priced right. Have to like that. Should sell right away.

It's amazing how some sellers don't understand, that as the buyer is walking from their car to the home, those precious steps, every problem causes the offer price to drop. And drop.

Karen - thanks!  I love sharing ideas in ActiveRain and am always bookmarking and printing good ideas of others.  Thanks for the complement to me in passing along these tips.  Good luck!

Claude - you are so right - taking the steps through the house can result in the pricing dropping...and worse the potential buyer walking out the door saying "next".
