Exterior Appearance - Create Great Drive-Up Appeal - Landscaping Provides a Clue of Things to Come!

  1. Take a photo of your home from the front side walk - see it as for first time as a potential buyer will see it. 
  2. Keep lawns cut.
  3. Trim hedges and shrubs.
  4. Weed and edge gardens.
  5. Add color with seasonal flowers.  
  6. Clear driveway and clean up oil spills.
  7. Clean and organize garage.
  8. Touch up paint and repair any rotted wood.
  9. If it's broke...fix it, making repairs where needed. 
  10. Clean and/or paint the mail box, replace if needed. 
  11. Water and fertilize to keep green. 
  12. Keep garage doors closed.
  13. Power wash exterior of the home as needed, including sidewalks & driveway

  1. Clean porch - no dust or cobwebs.
  2. Ensure doorbell works.
  3. Repair screen on door.
  4. Fresh paint or varnish front door - consider replacing door if needed. 
  5. Repair door locks and key access.  
  6. Add color or tasteful decorative touch, rocking chair, small table, etc.

 Create A Buying Mood - Paint the Picture for Comfortable Living

  1. Foyer should say "welcome" and set the tone for the rest of the home.
  2. Turn on lights - replace dim or burned out bulbs - buyers like light homes!
  3. Turn on air conditioner/heater - make the prospective buyers comfortable.
  4. Open the drapes - let the natural light in & be sure windows are sparkling clean. 
  5. Light the fireplace - create a cozy warmth on a cool day.
  6. Give it the "smell" test to make sure the home smells fresh. 
  7. Fresh flowers add drama and romance.
  8. Clear halls and stairs of clutter.
  9. Store surplus furniture - get it out of the home.
  10. Clear kitchen counter and stove top - no clutter allowed.
  11. Organize and de-clutter closets making them seem larger.
  12. Music is nice, but keep it soft & upbeat.
  13. Remove magnets from refrigerator.
  14. Remove all or most personal photos and certificates - you want them to see the home, not learn about you. 
  15. Consider using a Stager - often the best value seller will find for the expense.

  1. Repair leaking taps and toilets.
  2. Clean furnace and filters.
  3. Tighten doorknobs and latches.
  4. Repair cracked plaster.
  5. Touch up paint.
  6. Clean and repair windows.
  7. Repair seals around tubs and basins.  
  8. Replace defective light bulbs - bright is better.
  9. Adjust doors which do not properly open & shut. 
  10. Oil squeaking doors.
  11. Repair squeaking floorboards.
  12. Repair doors that stick or do not close properly.

 Squeaky Clean - Above All Else, Home Must Be "White Glove Test" Clean

  1. Clean and freshen bathrooms.
  2. Clean fridge and stove (in and out).
  3. Clean around heating vents.
  4. Clean washer and dryer.
  5. Clean carpets, drapes and window blinds.
  6. Clean & organize garage - often the garage is "the important feature" to some buyers. 

Develop a Showing Plan to Put in Action when an Unexpected Showing Opportunity Arises! 

  1. Every person living in the home should know how to quickly get their area "show ready".
  2. Continue to de-clutter, never leave mail laying around, shoes stacked on the floor...go to bed each night with the home show ready.
