The Realtor with the most signs doesn't always sell the most houses. Many people select the realtor that lists their house for sale based on who has the most signs in their neighborhood. They figure that the agent with the most signs sells the most homes in the neighborhood. Not true.
The truth is that most sales in our market are cooperative sales. That means that two Realtors are involved in the transaction. One realtor represents the seller. They have the sign in the yard with their name and phone number on it. The other realtor represents the buyer. They are the one that shows (and sells) the house. The two Realtors may or may not work with the same brokerage. But together, they share the work and the resulting commission.
So, when I list your house for sale I probably won't be the one who brings buyers through the front door. But I will be the one who makes sure that all the listing information is complete and accurate. I am the one who will make sure that the pictures and video cast your property in the best possible light. I make every effort to get the necessary information to the Realtor that will bring buyers through your front door.
In the Oklahoma City metro, selling real estate is a cooperative effort. It takes two Realtors working together to make the sale happen. Not all of them have their name and phone number on the sign in the yard. But they both have essential roles in the entire transaction.
