Experience Makes a Difference in Real Estate Agents
Fortunately, I had two buyer appoints this week - one for a final walk-through of a new build; one for a home inspection of a bank-owned resale home. My real estate career includes some rental management experience and some rehab projects, so I have really had some hands-on experience with homes and their condition.
Well, when I arrived at the first appointment, a little after the buyer and the home building superintendent, but right on time (with a large bottle of champagne and a box of chocolates), the sup had just oriented the buyer on what the walk-through would entail. We were all easy to get along with, as we were all seniors.
After finding a towel to mop up the floor where the brand new dishwasher over-flowed, we went through the home, inside and out and put the blue tape where the details needed to be touched up, here and there, then back to the dishwasher. Funny as it may seem, the thought hit me that maybe the installation people did not knock out the disposal plug where the dishwasher drain attaches to the disposal. Sure enough, when we felt around in the disposal, there was no hole for the water to drain, thus the dishwasher overflowed since the first cycle water did not drain, and the second cycle added enough water to crest the basin.
It was in the property management and maintence experience that when I installed a new disposal, the dishwasher quit draining...forgot to take the plug out of the side of the disposal.
Then the second appointment, three days later, I arrived just on time for the inspector to review all the items deficient in the home, including the dishwasher that would not drain, nor run. Wow, I thought, this is the week for the dishwasher...my mind went back to the experience of the apartment that sat vacant for awhile, where the dishwasher would not operate. I asked the inspector if he thought the dishwasher might just be frozen. He did not know. I borrowed his screwdriver and removed the kickplate for the dishwasher and reached in to turn the motor just enough to get it loose. Low and behold, when I closed the door and turned the dial, the dishwasher began running just as good as new. Well, maybe.
Anyway, had I not had these experiences in my past, these situations could have escalated into more expense for the buyer or the seller. Fortunately, my memory is still good enough to recall things I've learned.
The bottom line is, when choosing an agent, you might want to make sure they have a little experience, at least enough to match the task at hand. I feel very blessed that I have had the opportunity to meet the people I have served, and that I can continue to learn each day through some new experience.
