Difference between wishing and wanting to sell a home

fingers crossedWishing to sell a home usually means the owner has a fairly set idea of what he or she wants to net out of the sale, in what way the buyer will accommodate the seller's moving schedule and maybe even a limit of what the seller plans to improve or repair in the property to reach that desired result. Occasionally, the price and condition of the house allow this scenario to happen. Many times the expectations are a bit unrealistic, with the result that the home is listed but does not sell.

 

Wanting to sell a home is coming from a different seller perspective. There is a genuine desire and sometimes a pressing need  to get the property sold at or just under market value rather than for a "needed" net amount. Homeowners who want to sell are flexible, realistic, pro-active and cooperative with agents and buyers. Homeowners who wish to sell sometimes become owners who want to sell at some point during the listing period and success may follow. The longer the time gap between wishing and wanting, the lower the final price.

Kinda, sorta listing and hoping magic happens is not the seat of your pants way to do it. Too loose, sloppy. Marketing all out with passion, pricing with realistic expectations in line with the market are the two ways to win a trip to the real estate closing.

Sylvia ... You are right that when an owner wants to sell a home at current market price, he or she would be cooperative and realistic, and this usually results in quicker sale at best price.
