It Doesn't Matter to Me Who Shows My Listings As Long As They Get Shown

I had a call the other day from a buyer who wanted to view one of my listings.  I asked if he was working with an agent and he said yes, so I asked for the name of the agent.

Upon being told who the agent was, I contacted the agent to let him know that his buyer had called me and I gave the buyer's agent showing instructions and he said he'd contact his buyer.

A short while later the buyer calls me back and says his agent won't be able to show him the house until the next day so I agreed to show the buyer the home and we set a time.  Once again, a short while later the buyer calls me back and says his agent says that he (the agent) had to show him the house or else the buyer would become my customer if the buyer chose to make an offer on the house.

So I tell the buyer, I'll give your agent a call.  So I called the agent and explained to him that I didn't work like that.  I told him that it appeared that his buyer had a real interest in the house and if he (the agent) was not available, I'd be glad to show his buyer the house.  I said to him "It Doesn't Matter to Me Who Shows My Listings As Long As They Get Shown."  In additon, I told him that I didn't think my seller would be very happy if I passed up an opportunity to get the house sold.

After the buyer and i parted ways, I contacted the agent to let him know the fax number to submit the offer that his buyer would be making on the home.

Contract is now contingent upon home inspection.

P.S. Please note that I am familiar with the reputation of the agent and trust that he sincerely was not able to show the property on that particular day.  I will ALWAYS do everything possible to determine whether an agent is sincere or not in there ability to show a property of just full of BS or just plain lazy.  In the end, if push comes to shove, I still have a house to sell.

It's called cooperation.
