Hancock Park Homes : Pick of the Week

It was a busy open house/caravan day out in Hancock Park yesterday and I saw ten homes in all.  There were some great houses and some that screamed "what were they thinking?".  Here's the scoop on a couple of the best and worst.

My absolute favorite was 525 S. Irving Blvd.  A stunning home - well it should be at $2,695,000 but it represents good value for Hancock Park.  This home has six bedrooms and three and a half baths, spread out over a very pleasing floor plan.  I see so many homes where the public rooms don't have a good flow and don't open to the outside spaces well, but there's no fear of that here.  I would find it hard to pinpoint anything I would fix before moving in - well maybe I'd add a pool. that lot size is over 16,000 sq/ft so why not.  You're close enough to Larchmont Village in this location and the best that Hancock Park has to offer - just a beautiful location.  Check out the pictures and details below.

Right across the street is a totally different story at 532 S Irving Blvd - owned by the late Mr Blackwell.  This house is a visual "worst dressed" on anyone's list and needs some major redecoration.  I did like the guest houses out back - great for visiting family, but the upstairs in the main house has been changed around to just two bedrooms and a weird den and that's just poor use of space.  They have it on the market for $2,000,000 and just $20 less per sq/ft than 525 S. Irving above.

Jumping north of 3rd I hightailed it over to 200 S. Larchmont and fell in love.  I will say this though, if you have kids it might not be for you.  I overheard a number of people saying that the rooms were too small to have kids there - wouldn't bother me but that's something to consider.  The garden flows beyond the house and the pool lies beyond that - simply perfect layout as far as I'm concerned.  The house felt as if it almost belonged at the beach and even though it was on Larchmont I never felt it was noisy.  Fabulous corner location too so privacy was very good and literally you're right at Larchmont Village.
