Tom - These are amazing stats.  The power of home staging is incredible, and you've backed this up with real life scenarios.  The videos show how beautiful your stagings are, and buyers just can't resist.  I love the Memorial Thicket stat - sold in 2 hours with a bidding war!  Bam!

Howdy Sally:  The Memorial Thicket people were also amazed (actually, I kind of was too <G>). The Realtor had not been a staging fan, and is now a convert!

Howdy Anna:   We actually have a lot of that happen.   10 to 20% of our clients receive multiple offers very quickly.  I had thought this to be common (particularly in Katy), but I'm told that most Realtors have but one or two listings a year that go to contract within a week.  We've been running 6-8 per year, and this year it looks like 10 - 12.  

I've been reviewing my 'bookmarked' listings on HAR.com to find a common thread in our lingering listing(s).    As I mentioned before the year started off great, and then stalled, only to pick up again!   Our lingering listings have three elements that the staging couldn't overcome:

  1. Location: bad schools
  2. Location: traffic
  3. Overpriced at the beginning*

*  Some of our clients anticipate a discount.  So they'll start at $350 in anticipation of receiving $330K at the closing table.   Unfortunately, they're often settling for longer carrying costs, and a final selling price far short of the $330 goal.    Had they started at (their self-described) bottom line number, they certainly would have received multiple offers, and be moving onward to the bank, cash-in-hand.
