I love it when it all FINALLY comes together.
It all began last October, yes 8 months ago, when my client's mom contacted me from Houston TX, on behalf of her son who was located here in the Denver area, and was wanting to purchase a townhome near the foothills of Denver. It took an immense amount of patience for all parties involved, but my buyers (bless their hearts) and the seller (bless her's as well) hung in there for a very happy and successful end to the story.
It almost fell apart after working on it for 5 months when the seller's 2nd mortgage company required her to contribute $1000 out of her pocket to successfully complete the
short sale. The 1st mortage company had accepted the short sale terms, but we had to have the blessings of the 2nd mortgage company, as well, or the deal was off. The seller stepped up to the plate and did what she felt her responsibility was in this deal. Without her doing that, the short sale, after many months of hard work by the buyers, sellers, real estate agents, short sale negotiation team and the banks, would have all been in vane. I would have had to have another funeral, as I did, recently for another short sale into which I had invested a lot of hard work and money.
Now, looking back and with the successful closing behind me, I can say it was all worth it. My buyer is in his dream townhome in Golden in the prime location he had wanted so he could conveniently access the mountains for all of his outdoor activities and with an attached garage and an extra bedroom and bath to be able to rent out to a roommate to help him with his mortgage payment. Not an easy find, especially in the Golden area and in this price range. It was well worth the wait for him, as tough as it was waiting for days that turned into weeks that turned into months that turned into a successful closing. His mom from Houston, whom I finally happily met at closing, recently wrote to me, "Karen, I want to thank you so much for all your support, since I called you last October. Wow - how time flies and how much effort you have put into this sale. Most of all, thank you for your patience and your efforts to educate my son about the real estate business and its ups and downs. You have been AWESOME! Signed, The Mom"
Well, I have to go, as I just received an email from a potential client wanting to pursue a short sale.........Here I go again.........or do I????? ![]()
