We are very excited to announce the latest Fannie Mae Incentive!  In an effort to help more buyers purchase a HomePath property, a new Fannie Mae incentive is being launched which offers closing cost assistance for buyers and even a bonus for selling agents!

 

 

 

This Fannie Mae Incentive will run from June 14 - October 31, 2011.   In other words, all contracts written on or after June 14th which close on or before October 31st, will qualify for the Fannie Me Incentive provided the terms and conditions are followed.

 

 

 

Owner-Occupants (investor purchases do not qualify) purchasing a HomePath property canHomepath receive up to 3.5% of the final sales price to be used toward closing cost assistance.  

 

 

 

We specialize in foreclosures and this is a great incentive designed to help more people afford the joys of home ownership.  We love being able to assist a young couple get into their first home or even retirees who are finally able to escape the city and move to the mountains.

Mike and Eve - I don't know about Florida being exempt but I do know that we closed a FNMA foreclosure last week that had been a reverse mortgage product and that one did not qualify.  You are correct that the incentive must be included in the initial offer.

Rhonda - I hate it when they have to extend.  At least they are honoring the incentive for your buyer.  You would think they would offer up the Selling Agent Bonus to you as well but since they are having to do additional legal work the $$ is getting spent there instead!  How funny, you grew up in Hayesville and now live in Hudson.  Bill and I grew up in Tampa and are now up here in the mountains! Come visit!!!

Steve - Now your clients will be even happier!  The incentive should offset the rekey fee hopefully.

Karen - I read the Terms and Conditions on the HomePath website and I don't see anything that says the buyer cannot be paying cash.  I'll see what I can find out though and let you know. 

Marte - You could certainly look at it that way, yes.  But there's no difference between FNMA offering a buyer incentive and an equity seller offer a home warranty, or other freebie for buying their home instead of another.  In this market - whatever it takes to attract a buyer!!!

John - I think it will definitely have a positive impact on moving the foreclosure inventory.

Dale - The process does have it's flaws for sure.  As a short-sale expert I am sure you could share stories to curl our hair.  But bashing the system won't fix it.  We just have to do the best job for our clients that we can with what we have to work with and, as hard as it is sometimes, go home smiling at the end of the day.

Woody - I totally agree.  Especially if it helps a first time home buyer or someone that just needs a little leg up!

 I wish they would have done this months ago. I just closed on a Fannie Mae property and they were very negotiable to the tune of $45,000. Got quick responses from them but their addendums go on forever.

Great information.  Unfortunately, I looked at the HomePath website and there are virtually no listings in my market.  There are six in Manhattan with an average asking price of about $250k.  That being said the average apartment in Manhattan sells for around $1.4 million, so there is not much business at the lower end of the market.  

It sounds like the program offers some great opportunties for first time home buyers and their agents if there are listings in your area.  Thanks for the post.

Mike and Kate - Unless those $250K apartments are really "stinkers" based on your average price it sounds like someone can get quite a deal.  Especially if they are decent fixer-uppers!

The program does offer great opportunities to get buyers into homes!

Bill - Listing foreclosures, whether they are FNMA or another lender/asset manager are A LOT of work.  Unlike working with an owner-occupant seller, you basically become the caretaker for this unoccupied property.  Weekly inspections, coordinating repairs and paying utilities become part of your daily routine.  Be sure you're ready for that before you jump into the listing side of the foreclosure market. Oh, and did I mention even after doing all that work YOUR commission is normally lower than the selling agent's?

Gene - I know, but this incentive is designed to assist homeowners.  Investors are great but we've got to continue to try and get people into affordable home ownership rather than just renting.

I have seen these incentives show up in the agent section of fannie/freddie listings lately.  I'm glad they're offering it again, it really does help move those properties.
