MLS Photos-Come On People This Isn't Rocket Science!!!

A couple of days ago I talked about the importance of putting the accurate information into the MLS. I am now going to talk about MLS photos! I was going through listings and could not help but laugh at some of the pictures. So instead of ranting about bad MLS photos I am going to give simple and helpful tips to effectively market your listing on the MLS with your photos!

  • No toliets!!! Seriously, it goes without saying the house comes with a toliet, and unless there is something exceptional about this toliet I don't think that it's going to be that effective in marketing the home. Just sayin..
  • Take multiple high quality pictures...Multiple pictures meaning more then the two identical pictures of the front of the house that you currently have up! Seriously DON'T SKIMP OUT ON THE PICTURES!!! The more pictures you have, the better quality they are, the more likely you are going to actually get calls on the property of agents wanting to show it, or actual buyers wanting to see it!
  • Don't take a picture of you with the sign and put it on the MLS.. Your job is the market the house not yourself directly! If you are doing a good job marketing the house you are doing a great job marketing yourself!
  • Use High Quality Pictures!!! If it's blurry don't use it! Retake the picture, get it right the first time!

Taking good pictures isn't exactly hard! Always remember your job is to sell the house! That is what the homeowners hired you to do, right? Good quality, and a vairety of pictures is going to help sell the home!

If you decide to do a half-a**ed hearted job on rather putting accurate information into the MLS or a good variety of high quality pictures up, you will have to worry about agents like me who are setting alerts on these poorly marketed listings and paitiently waiting for them to expire so we can call these homeowners up and explain to them why thier home has not sold and offer them a much better solution!

Just do what your client hired you to do and do it right the first time and you will never have anything to worry about!

I love that SoCal MLS also fines you IF you don't post a picture on your listing! Love it! They do give them a call to put it up in 24 hours, as if they already didn't know that!!! Come on! with technology so easy these days......... I don't get it!

Stacey, MLS photos must be rocket science as there are so many bad ones out there.... I have all the same "suggestions" and more. Make sure when someone actually pulls the photos up they are not all blurry... that the pixels are not too small.

Just sayin...

Or if you really stink at MLS photos 101, hire someone to do them for you...

One of my pet peeves is not labeling the pictures with a description of what the heck you are looking at! I've seen some where you could not tell by looking what it was you were seeing. 

I figure that each picture is a mini marketing tool. Use the description area to go more in depth with what you did not have room to describe in the public remarks because of the word limit.

Stacy - It's almost comical when you go on MLS and see some of the photos! As a home stager, I take MLS photos with a NikonD5000 and over a hundred so I get the best ones! When are people going to realize that 90% of people shop on line before visiting homes with their agent!

Lauren-You mean there are actually agents "that forget to put pictures up on the MLS" I never would have thought! :) The call from the board is just a reminder to hop in your car drive by the house and take a very crappy picture of the front with your cell phone camera without getting out of your car...

Andrea-One of the biggest things that bothers me is when I see a listing for a multi million dollar home and the pictures are so low in pixels and they are such bad pictures.. I can't help but wonder how in the world they got that listing! The higher end houses I will usually higher a photographer to take the pictures, it makes a lot more sense marketing wise.

It is amazing how bad some of the MLS pictures really are!  I saw one a few days ago with a picture of the family cat... not a good idea!  Kathy

Kathy-I have seen that to.. Also the family dog, or the kids in the living room glued to the TV playing XBOX... Seriously all of the above can be shoed away for about 2 minutes to get a decent picture...

Stacey, yeah we aren't allowed to include photos of our for sale sign either. But my God, can't they at least put the toilet seat down????? And move the garbage cans out from in front of the garage???

John-Unless there is something sooo amazingly fascinating in that toliet or trash can that the other agent feels that we all need to see....The seat needs to be down, and the garbage cans out of site...
