Inspections - Should We, As Buyer's Agents, Attend Them With Our Clients?

Hoping Everyone has a great Friday and Weekend!  Getting ready to go to the home inspections (building, termite & radon) for the home in which we got the contract accepted on Monday.  It should not be too bad of an inspection, as the home is only 7 years old. 

I know different Brokers and Realtors have different opinions on whether or not we should attend our client's inspections.  I've been told that you should not go to the inspections - that it's  liability issue.  Here's my thoughts on this.  If our buyers sign a Buyer's Agency Agreement with us, we now have a fiduciary duty to them.  Part of that duty, I feel, is to be at the inspections so I know what was found during the inspecions, so I can better assist the buyers in filling out the Inspection Notice, where we ask for repairs.  I also think it's just part of our job, to be there to for moral support - to calm nerves.  Many first-time home buyers are really nervous at the inspections - and I think my presense helps make them feel more comfortable.  It also really makes a difference in how the inspector presents their findings to the buyers.  I work with a really great inspector (Steve Shorette with Candid Home Inspections - http://www.candidinspections.com/), who has a really easy-going and his presentation of issues he finds doesn't scare the buyers.

What are your thoughts on this?  Should we as Buyer's Agents attend our buyers inspections with them?

Tim - I show up and stay with the inspector through the whole process. Like you, I think my clients appreciate me being there. I also have worked with my inspector for a long time and he knows to be completely honest with me about the condition of the home. I have gotten clients to walk away from a home based on the inspection. If I am there, I can see everything the inspector finds first hand.

Absolutely, attend the home inspections so that you can be really informed. The buyers usually need help putting things into perspective.

Most home inspectors I know prefer the client and their agent to attend the inspection- at least be there for the personal walkthrough at the end of the inspection.

Absolutely.  I just tell the clients I will be there unless they dont want me to.  So far no one has said "stay home Mike, we got this"  :)

I attend the inspection.  It not only gives some level of comfort to my buyer but it also helps me understand any issues.  I can then help with the inspection notice and negotiate any issues.
