Choosing Your Manhattan Real Estate Broker Based On Their Commission

One of the first things that a potential seller asks is, how much do you charge?  It undoubtedly should be a question that should be asked.  Commissions and fees are not set by law and each seller has the right to negotiate fees and commissions with the Manhattan realtor or broker.

Keep in mind, an agent that settles for less fees and/or a lower commissions, do not guarantee that you will net more money on the sale of your home.   Because they are willing to work for less money may mean that they will find a way to make up that difference in less marketing effort, or less effort in some area.  Believe in the saying, you pay for what you get.

When you have finally decided to list your NYC condo, you will have some questions that you can further explore with your real estate broker.   For instance, how much is my home really worth? How much am I going to net on the sale of my home?  How long is it going to take to sell?  How much hassle is it going to be for me while it is listed?

You want to find an agent that is going to net you the most on your sale, and has the type of representation that reflects you and your property.   They will help you with sales comparables so that the home is priced appropriately for the current market for apartments in Manhattan. Pricing your property too high or too low hurts the price outcome.  Keep in mind, the agent you choose is your first line of official contact that reflects your home and you.  You want to find someone who is the same quality representation as you and your home.

•Is this person someone that I want to do business with - Do I like them?  Is this the type of representation that I would like representing me?  Think-- the person more than the company.  With the advent of the internet and open sites, all the information is out there; companies big and small have the same marketing opportunity; but it is the person that you hire, who works for you and provides you with those results.  The biggest doesn’t always mean the best.

Remember, just like anything else in life, you usually get what you pay for.  In your best interest and in the best interest of the bottom line on the sale of Manhattan apts, don’t choose your Manhattan real estate broker based upon commissions or fees.
