All I every hear about as a potential Guadalupe County Texas Home seller is Pricing?! Is that all there is to selling a home is Pricing?!
No, most definitely not, but it is a very important part of getting your Schertz, Cibolo or Selma Texas home to the closing table. There are many different facets to selling a home and pricing is one of the biggest things that is going to cause your home to sell. Pricing it correctly to begin with is going to allow your San Antonio TX area Realtor's® marketing to bring all of the Right buyers in through your door to see your home. What I mean by right buyer are those that are willing, able and ready to buy your home.
However, pricing can be a bit of an art form. It takes market savvy and know how to price your home to meet not only your goals, but to also not leave your money on the table. You see, we have told you so many times that I am sure you are seeing stars from being beaten over the head enough times about pricing your home too high. But what about pricing too low? Are there those out there who may try to talk you into doing that as well?
Pricing anything low enough will bring buyers to your door and will probably sell your home rather quickly if everything else falls into place. But does that really and truly help you out? It would depend on what your goals are. If getting your home sold quickly so you can be done with the process and move on with your life, that is something you may consider.
The Realtor® you choose should talk with you extensively about what your goals are in selling your Guadalupe County Texas Home, check out your home and then do some homework. Again, this first appointment is mainly about you, your home, your goals and your questions of me. I will then go and do my homework and set up another appointment with you to list your home. That is the appointment where we will discuss the price range that I think your home will most likely sell at. I won't even give you my best guess at the first appointment as pricing is just that important and I have to go and do my homework.
What I will promise you is that the price range I come up with will be backed with proof from all those areas that I stated above. You see, I want you to meet your goals, and I don't want you to leave your money on the table either. It's a balancing act and pricing correctly is extremely important. We price to high...crickets...price too low, quick sale...but then you may not be satisfied and that's not good.
