All I every hear about as a potential Guadalupe County Texas Home seller is Pricing?!  Is that all there is to selling a home is Pricing?!

 
No, most definitely not, but it is a very important part of getting your Schertz, Cibolo or Selma Texas home to the closing table.  There are many different facets to selling a home and pricing is one of the biggest things that is going to cause your home to sell.  Pricing it correctly to begin with is going to allow your San Antonio TX area Realtor's® marketing to bring all of the Right buyers in through your door to see your home.  What I mean by right buyer are those that are willing, able and ready to buy your home.  
 
However, pricing can be a bit of an art form.  It takes market savvy and know how to price your home to meet not only your goals, but to also not leave your money on the table.  You see, we have told you so manyStars over Head times that I am sure you are seeing stars from being beaten over the head enough times about pricing your home too high.  But what about pricing too low?  Are there those out there who may try to talk you into doing that as well?  
 
Pricing anything low enough will bring buyers to your door and will probably sell your home rather quickly if everything else falls into place.  But does that really and truly help you out?  It would depend on what your goals are.  If getting your home sold quickly so you can be done with the process and move on with your life, that is something you may consider.  
 
The Realtor® you choose should talk with you extensively about what your goals are in selling your Guadalupe County Texas Home, check out your home and then do some homework.  Homework consists of previewing the neighborhood and thoroughly going over the comparable homes that have SOLD in the past few months, (not what other's are trying to sell their homes for), and taking in account how those homes were sold (what loans were involved, what seller contributions were made, etc), and the condition of those homes compared to yours.  Additionally any upgrades you may have compared to those homes that SOLD have.  Then, looking at that evidence, and your goals, come up with a price range that will both meet your needs and get Buyers through your door to BUY your home!
 
This is why, as Your Guadalupe County Texas Realtor®, I take a two day approach to listing your home.  I set up an appointment with you to meet with you at your home so that you can show me everything there is to show me about your home and ask me any questions you like.  I will also have a few questions for you that mainly involve what your goals are in home selling.  Questions such as why are you selling and how fast do you want to sell?  I will drop off some information to you about who I am and what I will do for you in the area of marketing.  Again, this first appointment is mainly about you, your home, your goals and your questions of me.  I will then go and do my homework and set up another appointment with you to list your home.  That is the appointment where we will discuss the price range that I think your home will most likely sell at.  I won't even give you my best guess at the first appointment as pricing is just that important and I have to go and do my homework.  
 
What I will promise you is that the price range I come up with will be backed with proof from all those areas that I stated above.  You see, I want you to meet your goals, and I don't want you to leave your money on the table either.  It's a balancing act and pricing correctly is extremely important.  We price to high...crickets...price too low, quick sale...but then you may not be satisfied and that's not good.  At the end of the day, I am here for you, to help you sell your Guadalupe County Texas Home!

I think the goal is to price it where it should maximize the goals of the sale.  Too high or too low normally leaves people frustrated.

Hi Chuck-I agree with you.  Maximizing the goals of the seller is the first priority in pricing however, it can be a delicate balancing act.  Even a little too high can leave folks frustrated and too low doesn't help the seller nor does it help the comps for the neighborhood.

It's a delicate tightrope between too high, too low, and just right!  Ultimately the market dictates what's the right price, and hopefully that price is acceptable to the seller too.

Brenda you are right in that there are so many variables, owners can easily be frustrated by being rammed over the head about price.  But the good thing is that if you have done your homework and presented the data in a clear and comprehensive manner, the facts will be indisputeable.  The sellers can still be in denial, but the facts will still be indisputeable.  And I too, have adopted the 2 tiered listing approach.

Hi Charita-No doubt, I will make sure the facts are indisputable!  Once they see it, hopefully they will be willing to price it correctly.  I get just a touch agitated when they decide to go with someone else who elevates the price just to get the listing.

Hi Brenda, I know we are taught about the Big Three, Price. Location and Condition, but the right pricing will always in my opinion take care of the other Two. I like doing that Two Step listing appointment too. It really is "All About the Seller or the Buyer too".
