Cool New Tool for REALTORS

Many of you probably already know about this tool; but I used it for the first time yesterday.

I typically have my listings staged.  If they are already furnished and it is greenery and moving things around...I pay for it.  It typically takes my stager 3-4 hours and that is within my budgeted expenses for listing a home. 

But, if the home is vacant and requires a stager to bring in furniture and stage...I don't pay for it.  The stager in this case charges a fee for the actual staging and then an ongoing monthly fee.  It is typically way less than the first price reduction they will take. 

I have a new seller and he is not interested in paying to have his vacant home staged.  He did repaint the entire house and get new upgraded carpeting...so he is trying to work with me.

I got an email on Wednesday late afternoon about a virtual staging company.  I emailed a few times back and worth to understand what they do, how much and turnaround time.  I pushed the envelop on time...I was having pictures taken on Thursday and needed the listing live by Friday for all that weekend traffic!  lol

And I think the results are pretty phenomenal; in fact my seller showed his wife and she said, "who's house is that?"...so passed the test!

I did this for the Great Room, DR and Master; the only down side is that you really can't use all the photo's taken by the photographer showing the different angles of the room...the furniture is only in this one shot.  But I think it shows the house so much better...that's why I believe in staging.  But for what I paid and the turnaround time and variety of furniture you could pick...I'll call it a win.

Cindy - wow that certainly is interesting, absolutely not as good as the real thing (ahem, cough cough Kristine) but a good fall back when you need it. Staging sure makes a difference, no doubt in my mind. I'm glad you are in that line of thought too :)

Hi Cindy! Cool.

Like you, I use a stager for all my lsitings and I pay for it. But bringing in rooms full of furniture is cost prohibitive for me. This tool just might fill a hole!

Cindy, Not sure how our local board would react to virtual furniture.  We had someone complain once because Liz put a softened edge on the listing photos, can't imagine how they'd react if they found out there was simulated furniture.  It makes sense to do, and is no different than having snapped pics of a furnished house before they moved.

Hi Cindy "In Indy",  This is a great online tool to get people to get into the house from looking online as it shows what the rooms look like with furniture. One the buyers are in the home, hopefully they have the printed up pictures with them. This is why stagers are worth their weight in gold..the buyers can walk through the rooms seeing the actual furniture. Getting buyers into the home from great online pictures is key, so this is a great program for that! Thanks for sharing it as I've not seen it before.

Hi Bliz...I did have to write in the remarks, "room are virtually enhanced" to please the local Board.  I did check.

Cindy, Even with the remarks written, I still suspect our board would freak!  They're just now withing the last year starting to authorize IDX access outside the brokerage's websites!

Mickey, I think that might  be the case...he understands how different it looks.  I will be using these photo's in my listing presentation to get them to stage...

Hi Bliz...that probably is an indication.  I have our IDX on my personal website...it is how I generate leads...without it...I'd be a billboard on a highway no on travels.  Our local Board required some paperwork...but they do allow IDX other places.

I like the concept of virtual staging. However, if the buyers can continue to "bring" that into the rooms to visualize the possibility, then it's great. Otherwise, this concept is not any different (other than someone stick furniture in it virtually) that the agent taking the photo when the seller was living in it. By the time, the buyers got to it, the sellers have moved out.

I think it will be a great idea to make posters of these rooms, sit it on an easel to make sure they remember what it looked like online.
