Cash-For-Keys Inspection

(The politically correct, new term is "Financial Relocation Assistance" ; everyone we know still calls it "Cash For Keys.")
The former tenant or homeowner informs us they have vacated the now-bank-owned property. We schedule a date to walk-through and verify the following things:
1. No people or animals remain in/on the property
2. All the personal property has been removed from the property
3. There is no mountain of trash at the curb unless today is trash day
4. The kitchen refrigerator, range, dishwasher, garbage disposal, etc are all present
5. The furnace, hot water heater and a/c units (including both outside units are present
6. The shed(s) (if any) are still there and have had their contents removed (except possibly lawn maintenance supplies and equipment)
7. The occupant signs a form explicitly stating that any personal property left on the premises may be disposed of in any way the bank wishes
8. The bathroom fixtures including tubs, toilets, sinks, vanities, medicine cabinets, faucets and shower heads are all present
9. The light fixtures are present
10. The kitchen cabinets and counters are present
11. The garage door opener (if any) is present
12. The property has not been damaged or vandalized since the initial visit when cash-for-keys was offered
