You have all this paperwork in a transaction to make sure that things go well and parties are protected. But consider that the contract is only as good as the people behind it. My sellers are decent, honest people who are as represented. They are transparent and that fits my business model perfectly

NOTHING TO HIDE

Because of that, I am in full favor of disclosure and frank discussion on anything that comes up. I am more concerned about the whole deal than just getting the deal done. Consider that a Real Estate transaction lingers physically, emotionally, and mentally within the players for their lifetime. It has that type of impact.

THE BUYER HAS TO FEEL GOOD HERE

That being the case, anyone who is thinking of spending a huge amount of money (getting a loan) to purchase should be put am maximum ease in this experience. It should be pleasant memory or thought before, during, and after the deal.

WE CAN WORK IT OUT

If there is something that has to be addressed, we can work a little harder to find Mr. Happy for all concerned. Currently, I have put this to the test with my latest transaction. An inspection revealed work that had to be done even though it was minor. A septic tank inspection revealed leach lines that were breached that had to be replaced. A termite inspection showed treatment necessary and so on..

OUCH...WHEN THINGS COME UP

While it stings financially to have these things come up, watching how we all handle it and remedy it, gives one a deep sense of satisfaction, comfort and relief. Fear is replaced with confidence  that motivates all to move forward.

I HAVE DONE DIFFERENT DEALS

Putting everyone in a room has not  always worked well for me especially when there are emotions running rampant and tunnel vision at work...the cooler heads would separate the parties and work that angle to completion successfully. I have done that too...

EACH DEAL DIFFERENT DYNAMICS

No two transactions are alike in this business. Each one has their own flavor and dynamics. I am fortunate enough to be working (right now) with a near perfect combination of buyer, seller and agent and this deal will sing it s way right through to the close of escrow...
