way overpriced homeWell we know that staging helps sell homes faster and for more money. What exactly is more money? It means higher price per sq. ft in your neighborhood based on recently sold homes. Talk to your Realtor and discuss the market report with him.

So IF you house has been updated, repaired and staged than you can ask for more per sq. ft but still in frame of the market report. If you selling you house in “as is” condition, don't even bother to “check the market”, price it to sell and you will save time on the market and associated cost (mortgage, taxes, insurance, house keeping, increased light bill)

Last year I had a Staging consultation here in The Woodlands with very receptive client. All of my staging advice was taken. The client did a wonderful DIY staging job and it took him about a month to prepare his house for sale, but he priced it too high. In a week after the open house he had an offer for about 17K below asking and didn't take it thinking their house is special. The house really looked great but another “not so great looking house” on the same street was listed at 20K less and than 30K less...

My client decided to take the house from the market and listed it again this year. I am happy to say that that house is finally under the contract and I am assuming that is selling slightly below the last year offer.

I have to admit that the house still selling  on the higher end which is of course result of proper preparation and staging.So staging does help to get better deal but this house didn't have to be that overpriced in the beginning.

Dear seller, please be reasonable, do your home work, talk to your agent and work on price. And if you want top dollar for your house make sure your house appearance supports the asking price. Listen to your Realtor on the price strategy and if your house is so gorgeous than you will have multiple offers and will sell it higher.

You are so right here. Staging can get attention of a competitive priced home and push it to the top of someone's list to the point an offer can be written write there on the Kitchen table.  But it will not help a house that is over priced.

Yes it is Brian. Sellers have to see their home as a product and act accordingly.

That's very true Marc. Realistic pricing is the way to go.

I agree Malcolm. Buyers will compare it to other houses and go to the better price first.
