Are you a Generalist or a Specialist? Red Doors? Brick Doors? Or Yellow Doors?

Are you a generalist or a Specialist that was the question I was asked the other day? Being a Relocation Specialist, being an International buyer's specialist, being a Land Expert I was surprised by the question. More so I was having a difficult time answering, that I am both a generalist and a specialist.

As most of my readers know I live in Marina Del Rey, CA and my office is in Beverly Hills and I work for Coldwell Banker Realtors. Thanks to the advent of the Internet and now that almost 85% of potential Buyers and Sellers of Real Estate start their search for a home or search for a Realtor on the internet. I have the privilege of working from my home. I do not have to fight the daily traffic, only if I have an appointment. Being a Beverly Hills Realtor, but more specifically being a Coldwell Banker Beverly Hills Realtor I never have to explain, justify if I am qualified to list or represent a Seller or a Buyer in a Specific area. It is understood I would not be able to survive, make a living, if I was not knowledgeable Realtor. Skills of Marketing, Skills of Negotiating the Sale and People Skills to help buying or selling properties, these seem to be the most important requirements and skills that I posses and of course I also know the Geographic Territory which is equally important.

So I was shocked that in the past two or three weeks, I was asked to help someone find a "good realtor" to represent them in an area that I could have helped them in their purchase. I diplomatically suggested that I could be that person, but it was clear, since they were coming from the East Coast they wanted a "specialist for a particular area". Not wanting to lose them as clients, I recommended a Seasoned Veteran Assistant Manager. She had over 30 years of Experience, knew the market inside and out and knew me personally so she asked why I would not represent them? I tried explaining to her that they were coming from the East Coast and were not familiar with the area and were of the impression that Agents are Specialist and not Generalist.

The Last time they were here was about a year ago and I have showed them homes for three days on the West Side of Los Angeles. They realized, understood that I was a knowledgeable Realtor with many years of experience. They trusted me to find them another Realtor when they decided to go to the San Fernando Valley. I was unable to convince them that I was just as familiar with the San Fernando Valley as the West Side of Los Angeles. I have listed and Sold Homes, Condominiums and Land in Tarzana, Encino, Sherman Oaks and Studio City. So obviously I knew the territory. So here I am and for a 25% referral fee I have passed the Clients on to a lucky agent who has high respect of my skills, knowledge and knowhow, she knew I could have helped these Relocation Clients but the Clients did not.

So with that said are you a Generalist or a Specialist? In the past five years I have put 60,000 miles on my car I know I am a generalist with special skills. What are you? How many miles did you put on your car?  BTW I am not a Door Specialist I am a Realtor.

Endre - While I do respect and admire you immensely and would have no problem referring someone to you, knowing full well that you would take care of them in the manner that was expected of you, I do understand where the buyers were coming.  I've heard this same rationale and actually do agree with it. 

While the proximity of the westside and the valley is acceptable, I'm sure you would agree that just being a Generalist in LA county would not be acceptable for all areas.  Yes, you could have helped them but in the end, it comes down to what the buyers want, providing it's not completely unreasonable or crazy, which in this case it wasn't.

For those who do not know LA county, it is absolutely massive - humungous!  Stretching from the shores of Long Beach to the mountains of Castaic, encompassing South Bay, Downtown LA, the westside, the eastside, San Fernando valley, Santa Clarita valley, Antelope valley, San Gabriel valley and Conejo valley.  Once again, massive. 

There are some areas that would be better served by a Specialist in the area.  While the westside and the valley are not two of those areas, it's not unreasonable for a buyer to want to work with someone in the valley.  Personally, I think they made a mistake but what do I know and who am I to say, I'm just an LA county MLO who works with buyers.  JMHO

Great post...As a professional, I think it's important to know what you know and know what you don't know. As an avid reader of AR featured posts...it is very apparent to me that the task of educating the public from a Realtor stand point will be a never ending task. I am grateful that we have real pros out their that represent our industry and at the the end of the day I'll take 25% of something vs. nothing any day of the week. In the bigger picture what goes around comes around.

We have to wear many hats in this business so if we excell too well in one area, the consumer may think it is the only hat we wear.  For example, I sold a home to someone in a community about 30 miles away from my home.  When their brother moved to Idaho, they wanted to know if I new someone that could help him?  They never realized I would help anywhere in the valley.  Lesson learned, we need to educate our clients.

Michelle- I agree with you the areas that I am not familiar with, usually due to Geography and Inventory I refer out. Where I am knowledgeable I do not refer out unless it is special circumstances like here.

I have a very large area myself, and I'd like to narrow it by choice.

It's surprising that some consumers focus on the specialty of the locality. There are a lot of tghings wrong with that model.

It doesn't work for doctors or lawyers, so I don't know why the expect that it has to work with realtors.

As a lender I also run into the same scenario.  Having specialized in manufacture housing lending, I have had past clients call to ask for a referral to a "house lender".   It just points out that we all know our business very well, but we don't always do a good job at defining it to our clients.  I am going to do my best to try to remember to make them aware of all of the skills and areas of expertice I have.  Great post thanks for the reminder.

When I lived in IL, agents covered a specific geographic area. Not usually bigger than a couple of towns. In Nashville, agents cover all 13 counties surrounding the metro area. That's a lot of cities. I think that is crazy. I am a specialist. I know my city and county very well. That's where I want to work. Can I sell a house in Hendersonville TN? Yes, do I want to travel an hour to show property there? No. So I refer out and view that as an additional income stream.

You are absolutely right about Niche Market ----Being a German Speaking Realtor and Hungarian Speaking Realtor has brought me clients from all over. Since another one of my Specialties is Relocation Realtor in the Greater Los Angeles area, that is the reason I have so many miles. I guess I picked to wrong Niche:)))

Donne, Thank you for adding to the dialog, many people do not realize that California is Large and I believe has the 5th or 6th largest Economy in the World if it were compared to World Economies. Geographically is large as well. When you look at buyers with certain budgets than Los Angeles County starts to shrinkif you put the wish list together with the budget:)). I agree with you in 15 years or so I only sold one home in Ventura County, because the client worked with me for a while and we could not find what he wanted in the price point and did not want to "dump" me so we both understood that it would be more work for both of us and they are still happy where they bought the home:)

Endre --- interesting point and I certainly can understand the out-of-town buyers' rationale.  To me, it's about the commitment and trust level on both sides of the transaction.  I prefer to "work" my geographic area but have ventured beyond that area for past clients or referrals from them on a limited basis.   With someone unknown to me, I would probably look for a qualified agent in that particular area based on a conversation on the needs of the client.   Congratulations on the feature.

Endre, How disappointing that these buyers did not understand that you would have been able to represent them and do it well.  what is really disappointing is that after spending a few days with you looking at homes, they seemed to doubt it when you told them that you knew the valley well also..  They are the ones that lost out on this one.

Endre, I do like to work a specific area, but as I stretch the boundaries I learn much more of the surrounding area and become more valuable to my clients...at least thats my opinion.

Suzanne, I think we all have that generalist & specialist in us. There are very few that a "purists" when it comes to specializing.
