Hi Joan, you're up and at em early. Yes, looks like a number of possibilities and I agree - best to look at the houses - before getting too excited. However, I'm betting there are a few "nuggets" in the mix. Personally, I like foreclosures better than short sales - don't like the waiting and more waiting with the latter.

Debb, foreclosures ARE a better deal for buyers than short sales, and the "wait time" for contract approval is MUCH different!    I have helped a few investors with purchases of foreclosures, and made money!

Toni, I have written many offers on short sales over the last couple of years, and NOT ONE has gone through.   Most never get approved for the 2nd, or the bank does not accept the list price, and the buyer walks!    Foreclosures seem much easier!
