Lynda 40 percent is a very high number. And there are still many who are just about hanging on.  I wonder when this part of the market will fall back in to the normal range.  Oh what's normal? :)

Hi Jennifer ~ You're right, it's 33% short sales & 7% bank foreclosures = 40% of the sales in the city of Brea are distressed sales. It's the highest I've seen.

Hi Lynda, I stopped over to to say hi and  see if you wrote about your new iPad as yet. I am hearing all sorts of things about how the foreclosure numbers are actually going to continue into the future for a long time because lenders held them back for accounting. It seems that up to now at least, the asset on the books can be valued at the full cost when held vrs the lower amount of the value of the foreclosure.

When a third of the business remains in destressed properties, it tells me things are not improving as fast they should have had all this been done and gotten over with. By dragging it out for so many years the damage to both the housing markets and the overall economy seems to be intentional rather than a by product. I simply don't get it unless there is so greater plan I am not realizing.

Hi William ~ Sorry for the delay here, I'm just now catching up on a few things. And yes, I love my iPad, but haven't had much time to work with it just yet.

As for the distressed properties, yep I'd agree they're going to be around (imho) for a quite a while. Unfortunatlely I don't think there is a greater plan, I think everyone is just swamped and the issue of value vs. write-downs is another.

Hi Karen ~ Oh yes, we've got our fair share, of course it depend on location...like everything else in real estate.

Joan ~ I think we're going to have distressed sales for a few more years.
