Short Sale Consultation - Sarasota Short Sale and preForeclosure Help and Assistance

FREE eBook, "Should I Short Sale My Home? - A Homeowners Guide to Surviving the Worst Real Estate Market in History."Are You Wondering How to Stop, Prevent, or Avoid a Foreclosure?  If you live in the greater Sarasota / Manatee County, Florida area, then a short sale can be a viable option for homeowners looking to stop a foreclosure.

It's an unfortunate fact that nearly 50% of area mortgages are "underwater" -- the mortgage balance being greater than the current market value of the home.  Many area homeowners have fallen behind on their mortgage payments and are looking for a way out.  One thing is for sure -- doing nothing is your worst option, and in the long-run can actually make things much worse for you and your family financially.  Rather than allowing an unnecessary foreclosure to destroy their credit and saddle them with the prolonged debt of a deficiency judgment, many are finding relief through short sales.

WONDERING IF THERE ARE LEGITIMATE FORECLOSURE ALTERNATIVES . . .

THE ANSWER IS YES!

Repayment Plan or Forbearance:  while most facing foreclosure are financially unable to take advantage of this option, those who can may be able to negotiate with the lender to make up back payments and bring their mortgage current -- either in a lump-sum, or over time.

Loan Modification:  you should definitely speak to your lender(s) regarding a mortgage modification. A modification might take the form of a principal reduction, interest rate reduction, payment reduction, loan term extension, or any combination thereof.  Unfortunately, it's a sad reality that very few modifications get approved.

Bankruptcy:  while technically not a solution to foreclosure, it certainly could "buy you some time," and can definitely help you to side-step a potentially costly deficiency judgment.  Best to speak with a qualified bankruptcy attorney to see if this option is right for you (NOTE: If you need an attorney referral CLICK HERE).

Deed in Lieu of Foreclosure:  this is when the lender agrees to forgo the foreclosure process in exchange for the homeowner signing over the deed voluntarily.  Though it sounds simple enough, practically speaking, lenders are loathe to accept "deeds in lieu" because if they accept the deed they also take on all of the liabilities associated with the property (taxes, upkeep, insurance, etc.).  For this and a host of other reasons, your lender is highly unlikely to accept a deed-in-lieu.

Short Sale:   Wondering, "What is a short sale?"  It's when a lender agrees to accept less than the mortgage balance in order to facilitate the sale of a property prior to foreclosure.  The process can be very time consuming, and very complicated, which is why 99.9% of sellers should never attempt one without a skilled and experienced short sale practitioner overseeing the process from start to finish.

For the homeowner who understand the benefits of a Short Sale as compared to a foreclosure, choosing to hire a short sale expert to handle the transaction is a true "no-brainer." You can can get a complete overview of the short sale process, as well as an in depth discussion of all of your foreclosure options, by downloading the FREE eBook"Should I Short Sale My Home? - A Homeowners Guide to Surviving the Worst Real Estate Market in History."
