A speaker in a class I attended last week told the class that as in the past the "experienced agents", who have been in real estate for years, don't always rule the market any longer. New agents that are "techy" are taking over. I do still believe experience means something, but also agree with her. It is amazing how many buyer's have already found the home they want to see before ever walking into the office. We have made a couple of sales where the client offered on the house without seeing it. In today's world, not only do you have to stay abreast with all changes in the market, but also the changes in technology.

I firmly agree.  We need to market to an increasingly tech savvy generation of prospects and clients.

It is true 80 percent of the buyers are searching on the net to find homes.

The question I have is, "How do they find their agent?"  Many buyers do have 2-3 homes picked out before they go look at the homes but are they choosing their agent online?  Using the listing agent?

Technology is a blessing and a curse.  Realtors naturally highlight the best features of a property, and buyers often want to see all of them since they all look so good.  I once had a buyer with a firm deadline - he had moved cross-state and was living at his brother's who was soon to be married - he had to be out by the wedding, about a month away.  I had him on auto-search after our initial interview but he kept presenting properties he had found online.  I finally called a halt to all new properties; we had seen enough.  I would send him no more and he was not to look at the internet anymore.  I told him he needed to pick from what we had already seen and he narrowed it down to three.  After much consideration, we wrote on one, negotiated arduously, and closed the deal.  If not for his deadline and my mandate, we could have looked forever!  He thanked me sincerely at closing.

I have done many google searches to see how much Internet activity I have.  It works to see  how you are ranking.
