When you are the Buyer, you do not pay the Realtor!

I am suprised to see that many potential buyers do not know that a Realtor is free! NO charge to the Buyer!

A Realtor can get you a better deal, and can make sure you move through the process and are happy in the end!  Many people are not really serious yet about buying that new home, and they probably don't want to bother a Realtor yet.  That's fine - there's nothing wrong with surfing the Internet, or driving around neighborhoods on your own and checking on what's out there.

But, once you are more serious about finding that new home for you, why would you not want to use a Realtor to help you?  And, I don't mean necessarily calling the Realtor whose name is on a sign in front of a house that you drove by (although I do get a lot of my clients this way).  As a buyer, you can have your own Realtor assist you throughout the entire process.  It doesn't have to be the Realtor whose name is on the sign.

A full service Realtor, such as myself, can save you a tremendous amount of time by performing customized searches based upon your criteria of all homes that are currently listed on the MLS.  Appointments can be scheduled to personally view the homes that fit your criteria.  When you find a home that you really like, you will receive advice and guidance in preparing the offer, and dealing with possible counter offers.  Your full service Realtor will also be with you to help guide you through the entire process, all the way to closing.

As a home buyer, there is no charge to you for the services of a Realtor.  So, again, why not use the services of a Realtor?

I just had this conversation with a waiter at my favorite restaurant.  He had no clue and has been running around willey nilley.  I gave him the name of a great agent in his area (too far for me) and now he's enjoying a better, more productive home search process.

First of all - NEVER call the number on the sign. Fundamentally that person works for the seller and is looking out for the best interests of that seller. As a buyer, you are placing yourself at an immediate disadvantage. Secondly, Realtors are not always free to the buyer. If you deal with a "real estate by the hour" practitioner then there will be fees. Also, check the terms of the Exclusive Buyer Agency Agreement that you sign - some Realtors state that they earn a minimum commission from all transactions. If the seller doesn't pay it, then the buyer is responsible to make up the difference.
