Get a translator for non-English speaking clients

America is a country that was built on immigration, and it continues attracting people from all over the world. America is is a land of hope, promise and opportunities for people around world. I came to America 21 years ago to pursue my education, I fell in love with the country and my husband, I became a proud American and have been raising my family here. Over the years, I have seen more and more people who are not speaking English come to America legally, working hard and raising their family, many of them have become home owners.  As real estate agents, we have all had clients who are not sufficient in understanding the contracts, or having hard time communicating with them. It is really important that we make sure that our clients fully understand what they sign, what they are getting into.  My experiences in recent event makes absolutely certain that we should always get a translator for clients who don't speak much English.  Never assume everything is okay, never try to brush off some key items such as what are fixtures of the house and what items are personal properties, don't wait till the end of the transaction and the sellers start removing some presumed fixtures from the house.  It will not be pretty.  I have helped our agents in our office to translate for their Chinese clients, and I will not hesitate to ask for help when I have non-English or Chinese speaking clients.  It is important that our clients fully understand everything they sign. It is the right thing to do and it will help a ton to avoid legal trouble, most importantly to fulfill our fiduciary duties to our clients.
