North Kingstown Seller Stories Gone Wild!  Another North Kingstown seller story of listing property theHouse Gone Wild...try a North Kingstown Realtor in teh Know wrong way...  This family bought a home 3 1/2 years ago in North Kingstown RI and had not sold their home in another state.  However, they had hired a local agent there who appeared to know her area.  Besides they said they had waterfront on a river and had a well maintained older home.  The realtor priced it at $319,000.

I looked at the home a couple of years ago on line and told this family based upon what I could research on solds in their town, they probably should be much lower in price.  No, they said, we think we will stick with our price for a bit. 

No internet marketing done by the realtor just a sign out front & listed on the state'
s multiple listing service is all that was needed the agent assured them.  Many New Yorkers come up to buy vacation homes they were told ...but what wasn't told to them is that the economy was tanking especially for vacation homes at that time.  They stayed with the same realtor for 3 1/2 years, no offers were received for three years...they had lowered the price to rock bottom by the time they sold it. 

Fortune cookie bowl for North Kingstown RI sellersI offered to find them another realtor awhile ago when I looked on line and saw the less than stellar quality pictures the agent took to showcase the home and not even a video tour to highlight the waterfront either.  But they felt they wanted to stay with her out of loyalty!  I was aghast.  I said if she is not encouraging you to lower the price of your home (which she wasn't) then she just wants a place marker for her 'forever' sign I told them.  They really didn't know how to take that remark from me!

Well lucky for them they closed last week

OmG Ginny that is unbelievable that someone would stay w/ a realtor like that.  They essentially paid a commission +well over 100,000 for the privilege of working w/ that inept agent.  Wowl.  And, when you are in a declining market, speed is of the essence.

Ginny, Obviously the time for just a sign in the yard and poor marketing has LONG passed as a viable way of selling a home. A real shame to not fully take advantage of the home's water feature to max out the buyers' interests.

Loyalty that long is a rare, very unusual characteristic for sellers these days. Long time to not change horses on the house buyer chase. The comment from seller's not tech savvy that think they are on the Internet. Where are you showing up on index radar and how often? That is the key to showing them on the laptop at their kitchen table that there is a world of difference on marketing the area, the properties.

You know if they had hired you none of this would of happened because you know how to market real estate in your area and would have really showcased its water front location - what a sin!  Loyalty to family, not a Realtor who does a 1/2 @ss job!

Ginny, Sometimes it is just not looking at the whole picture, how much did the sellers pay in carrying cost over 3 1/2 years, property taxes, insurance, maintenance, security, etc.....then from the selling agents side....what were they thinking about?  One can only speculate!

Ellen, i believe i see another picture being developed in that creative head of yours!

Erika...hindsight it is best but many sellers who have No experience in real estate hold firm on an unrealistic price while the market slips away from them...why?  too much emotion i believe
