Do listing photos really matter?

Legally, I can't copy and paste samples of the thousands of poor quality listing photos that I see every single day on the MLS.  Bad listing photos are one of my pet peeves and I always wonder if the seller has ever seen what their home looks like online.

So this is for you, Sellers of the world (and especially Chandler, Sun Lakes and the surrounding East Valley!). Please, ask any agent you are interviewing to show you samples of his/her listings.  How do they look to you?  Is the photography clear and well lit?  Or, do their listing photos look like the inside of the bat cave after you've just had your pupils dilated?

When I see some of these photos I wonder these sellers would allow Uncle Bubba to take their wedding photos with his circa 1980 Polaroid?  "Same difference", as my dad would have said.

Listing photos should be screaming  "I'm gorgeous and exactly what you're looking for so TAKE ACTION and buy me!"

Remember that more and more buyers are starting their search online and if your home looks like the troll under the bridge, chances are the only action a potential buyer will take is clicking the "next" button.

So, while I can't post examples of bad photos that other agents have taken...I can post the photos I've taken of my listings and the neighborhoods they're located in.  Tooting my own horn?  Perhaps...but maybe if I toot my horn loud enough sellers will hear and be a little more picky about the way one of their largest investments looks online.

Amy, This is absolutely so very important in today's internet marketing. The wrong photos will turn off buyers and lose a seller money. Your photos are some of the best I've ever seen. Your seller's are lucky to have you!

WOWZA Amy, those photos are just gorgeous! Listing photos matter a LOT. I'm always dismayed to see the stuff that goes in some listings - how can that be the best representation for the sellers?

Pictures make a huge difference and all sellers need to have great pictures of their homes.  I notice some many homes that need new pictures and wonder do the sellers realize that their homeis being skipped over. Nice blog.

I've never understood owners who never "took ownership" of the information or graphics used by their agent, especially when the information is inaccurate or images are of poor quality. Agents have an obligation to represent their client's best interests and owners should ensure their property details are correct and photos display the proper image. After all, they ARE paying for the service.

Amy, this is a HUGE pet peeve of mine.  With the majority of the buyers relying heavily on the internet to decide which properties they want to see, you can't put up six or seven horrible lit photos and hope it cuts it!  I work very hard on mine to make sure they show the home in the best light and I can tell you do too.

Mike ~  You and me both!  For most folks, this is one of the biggest transactions they will ever make yet they don't take any interest in knowing how the home will be presented?  That's just plain stupid.

Leah~ That's the idea right?  Sometimes I hear that my photos look better than the actual property once folks get there...but hey...at least they paid a visit and that's a goal achieved!

Amy your photos are really beautiful, clear and easy to look at.  They make you want to stay a little while longer. Photos are so important and make a difference to those who are looking.  I am amazed when going through the MLS how many photos are dark, bedroom corners, toilet seats (with the lid up, ikes!), cluttered rooms and I could go on and on.

Thanks for a great look at some of what you do.

In an era where even the simplest of cameras can take great pictures, there really isn't an excuse for an agent to post poor quality photos with their listings.  I would like to mention something however, that I have noticed a great deal lately.  I have seen some really spectacular photos that show nice wide hallways and open spaces.  Yet when I visit the property, I find space is much more constrained than represented in the pictures. . .The culprit - a wide angle lens.  As one client said outloud, "It's almost misrepresentation."

Thanks Mary~ I've seen everything from underwear laying on the floor to the filthy bathrooms.  Really?  Get it cleaned before taking a photo!

Myrl ~ I'm no fan of that either.  Photos should definitely represent the property in size, though even the angle that a room is shot in can change the perception of a room.  I've seen really bad photos that make a room look tiny when it isn't.  I think that's a bigger crime because it's eliminating potential buyers from visiting a property.  If a buyer visits a home that looks larger in photo than it is...all that's been wasted is a little time and the buyer can move on (though the agent is probably more ticked off than anyone else).  No harm done, really.
