You've decided to buy a home, but aren't sure where to start.  Now is the time to find a Realtor that is best for you and your needs.  You may be wondering why you need to utilize a Realtor.  Home selling and buying are difficult processes filled with paperwork, financing, inspections, terms, and negotiations; having a Realtor on your side through this process will help to ensure that your best interests are kept in mind and that you will get the best home for your needs and considerations.

Evaluate Your Needs

Before searching for a Realtor, determine your home-buying needs.  You know how many bedrooms and bathrooms you would like, but what specific things do you require?  If you are relocating and buying a home, you should find a Realtor who is familiar with the area, including its schools, neighborhoods, points of interest, and zoning laws.  Perhaps you prefer to communicate in a language other than English.  Finding a Realtor that accommodates your specific needs will help to make the home-buying process more comfortable and helpful.  It is also important that you find a Realtor who specializes in any special requirements you have for a home, such as if you plan to buy using USDA or FHA home loan financing.

Preliminary Search

Before beginning a formal search for a Realtor to help you when buying a home, use the tools around you to begin finding the perfect fit.   Take a drive around the kinds of neighborhoods you would like to buy a home in, and notice real estate signs posted in yards.  It is important that your Realtor be familiar with the type of home you plan to buy.  The Internet is a great resource for finding real estate companies as well as individual Realtors.  Research the companies and agents from the real estate signs you noticed and see if they appear to meet your specific needs.    Friends, family, and coworkers who have recently purchased a home can give referrals that may also help point you toward finding a Realtor. Also consider attending a few open houses, and visit with the Realtor while you are there. 

Interview a Few Choices

Once you have narrowed your Realtor search, meet with about three potential choices.  Make a list of questions to ask a Realtor before buying a home, including general questions about his or her experience, marketing plan, designations, and success rate.  A good Realtor should be able to explain each of these items to you in detail.  Also ask if being a Realtor is the agent's full-time career; an agent who only sells part-time may not have the time to devote to finding your home.  Next, ask about the Realtor's knowledge or expertise of your specific home needs.  Lastly, consider the Realtor's personality.  Is it compatible or conflicting with your own character?  A Realtor who is successful overall, specializes in your requirements, and is well-matched to your personality will play a significant role in your successful home-buying process.

When buying a home, it is important that a buyer not work with just any Realtor, but rather find a Realtor who accommodates the buyer's needs.  When you decide to buy a home, it is important to consider your needs, search for a Realtor who meets those needs, and meet with him or her to ensure a compatible, successful relationship.

Hi Ana: Great article. While it is focused toward buyers, it really could apply to sellers as well. It is important to "check out" a few Realtors®, just as one would any professional, before committing to them. Open Houses are a great way to spend a few minutes getting to know someone in a (usually) friendly environment. It is also very helpful to all if the client has at least an idea of what they have & want!
