Every time I go on a showing, I print out the listings that my client and I are going to see and then I email or text every agent prior to viewing. You never know which house your client is going to fall in love with and I like to be prepared with all the particulars (any offers on the house currently?). This is an extra step I do.

So far, my real estate career has proven to have its ups and downs, quiet days where I road trip it to Mexico followed by absolutely frantic moments where I'm racing the clock, say to turn in an earnest money check (I would be in shock if you haven't experienced this). I understand what this job entails and so I'm well versed in going with the flow. However, my patience gets a little thin when I feel like my time was completely wasted.

You never know which house your client is going to fall in love with and I like to be prepared with all the particulars (any offers on the house currently?). This is an extra step I do to avoid the following scenario. So, with printed listings in hand (all appear to be available, nothing noted in the private comments), contract ready, just in case, we head out to view the 7 homes. Most of the listing agents get back to me in a timely manner. 3 hours later we decide on a home and start writing out a contract. I have earned my clients trust, we have the prequalification in hand, we have talked in detailed regarding the process, and our offer is nearly complete. At this point I receive a text message that the bank has already accepted an offer an hour ago on the house we are about to submit. Tired and deflated we call it a day and head back home.
When I first meet my clients I ask my clients for their wish list...what makes up their dream home? 3 bedrooms? 2 stories? Acreage property? ARMLS, our major source of information is there to provide us with the most up-to-date information. So here is my wish list for ARMLS. Please wishing star could you indicate when there are multiple offers on the property in the private remarks? That gives us an idea of how to approach the property with our clients...it gives a client a sense of urgency if they end up liking it. It helps us decide how strong of an offer we need to make. Just that 30 seconds it takes to write "multiple offers received" saves time, energy, and allows us to make an educated decision.
All I want to do is provide the best possible customer service to my clients. Help!
