Open Houses Can Be Fun!

A few months ago, I did an open house in Sylmar, California (City of Los Angeles), just north of the 210 Freeway.  The home was vacant with no furniture or staging.  After opening up for the 2-5pm showing, I did my usual set up of flyers and sign in logs on the kitchen counter.  After inspecting the property, I was ready for business.  I even dressed for the occasion, which was jeans, blue shirt and boots.  The house sat on a 20,000 sqft lot and was zoned for horses.  In Sylmar, owning horses was common.  An equestrian center was located nearby, so it was not uncommon to hear galloping hoofs passing by.  The center was located near the foothills and folks from the surrounding areas would frequently bring their horses for a relaxing ride on the trails.  The weekends would bring the most crowds in the area.  

Prior to pulling into the drive way, I noticed a gentleman training his horse on the corner.  He was standing in the middle of a small dirt track and guiding his horse around in a circle.  I walked over, stepped onto the dusty track, introduced myself, gave him a flyer and invited him to my open house.  He took my flyer, read it and said that he would ask around to see if there was someone interested in buying.  Ok, I said with a smile.  I shifted the subject to his horse, which was a topic of interest.  He proceeded to tell me that he breeded stallions.  I asked if the horse bite.  He said no, so I started petting the animal.  I let the owner talk about himself and the neighborhood.  You find out alot of information that way.  Prior to returning to my open house, I gave him a business card and politely asked for a referral. 

Throughout the three hours, I had a steady flow of people.  Interest was high for the property, but I added an additional twist.  When I heard a horse galloping down the street, I ran out with a flyer and yelled excuse me!  I'm having an open house today.  Would you like a tour?  Would you believe a few people dismounted their horses and came in for a look?  I even picked up a few phone numbers, which helped to increase my database.  Who says you have to stay in the home and wait for potential customers?  Invite the neighbors, even if they are on horseback.  Have fun.  Look for new ways to generate business and again be safe out there!

That is deffinitely a unique scenario of what type of "carriage" potential buyers can arrive in.  I doubt we would have any of those types of open house visitors in Manhattan!  Very entertaining...

Los Angeles has so much variety, which provides an opportunity to introduce a little creativity. 

I enjoyed doing that open house.  Many people own horses in Sylmar, so it's common to hear the sound of hoofs on the road.  I decided to take advantage of the riders on horseback.  I like meeting people, so I decided to prospect the riders.  What a relief not having to dress up in a skirt and high heels!

I found you through Russel's Golden Oldies. You do have to get very creative in today's market.  LA seems to be a successful area for open houses.

@Rodney:  Open houses are an essential practice in Los Angeles.  I service the San Fernando Valley and Los Angeles areas.  Even the broker open houses are important.  In the San Fernando Valley, we have broker open houses every Tuesdays and Fridays from 11:00-1:00pm.  Since the homes are already open, some agents will remain open until 5:00pm, so the general public may tour the property. 

 

The Sylmar property was horse property.  Many homeowners have horses.  It's not uncommon to have riders gallop by.  I decided to have fun with it.

Actually that property sold!  It was a spacious lot with a stable for horses.  I enjoyed doing the open house.  It gave me a chance to relax and dress down in my blue jeans and boots.  Tell Russel hello for me.

Joanne, that was smart thinking on your part.  You never know when someone may not even be thinking about selling but could fall in love and decide to go ahead and buy.  Hope it sells quickly!

I once wrote about doing something similar  in the first couple of months that I was here on AR. It didn't have anything to do with horses, as I live in New York, but I stood in the middle of the street during an open house, flagged down passing cars and handed out fliers with a decent amount of success in getting people to stop and tour and place.

@Evelyn:  Thank you for commenting.  Although I had a steady flow of buyer traffic on those days, I thought I should do a little more than just wait for customers to walk through the door.  I had fun with that open house.  Creativitiy counts these days.  Sometimes it pays to flag down potential prospects.
