Before and After Photos for My Staged New Listing

By
Real Estate Agent with Long & Foster Real Estate, Inc.

A combination of staging and professional photos combined to make my new listing look its best for the brochure photos.

On the left, "before"... on the right, "after"...  While the "before" photos were before staging, it was after the seller did some initial de-cluttering.  These sellers were awesome, doing everything asked of them from the day of my first appointment with them, and for two weeks of hard-core home sale preparations between then and staging.

Cheryl, it does!  The seller de-cluttered a lot before the stager even arrived, but the stager really put them to work.  She deserves a lot of credit for making a lot of good things happen at this home.  Now... would someone please send a buyer?  LOL.  I think the photos help, too, don't you?

Marjorie - This home was full of unique items from around the world, each with its own story.  That chair is now in the sun-room, in a more casual environment.

I think the biggest difference was in the den. Looks much better in my opinion.

Wow, Margaret, good job! Enough can't be said for uncluttered countertops! Actually, I see a lot less clutter in all the "after" photos!

Staging works!  No doubt about it.

No doubt the before and after photos show the difference.  Even photos that are done well can make a world of difference without staging.  To many dark and I doubt have a clue what room it is photos, in the MLS.

what a difference moving the furniture around makes, it certainly shows better in the pictures so I can imagine that it is also more spacious in person!  Good for you that you had a willing seller open to staging :)

Scott, the stager moved that big desk  to be square with the walls, and it did make a difference.  It's not as user-friendly for the owner, but he was a good sport.

Steve, the seller had worked very hard to de-clutter, even before the "before" photos - they worked dawn til dusk for days.  Beautiful things on display, but not conducive to selling their home because they would be so distracting.

SaraMana Properties - They do - and I was pretty proud of those first photos.

Mike - I wouldn't have had the nerve to ask the sellers to do as much as the stager did.  She was merciless!  But she got results.

Cindy - So true.  The first photos were taken with an auxiliary flash attached to the camera, so I thought that was enough.  Obviously I was wrong.

Marilyn - Lots of furniture re-arranging, and I do think it makes the home more buyer-friendly.

Light, light, light! So much more of an open feel.  I can see clients will have a much simpler time envisioning their own furniture. Well done!

Hillary - Light... and a wide-angle lens.  Together, they really make a difference, don't they?

It goes to show what having the right team can do...it's so important that the seller is on board with the changes and has the right professionals to guide them.  Hope you find a buyer really soon!

Staging works.

If only I had the sellers willing to spend that money, and they would understand what they would get in return.

I've got to master that one still.

Great article and hope you have a Happy Seller and a New buyer soon!
