Congratulations on your excellent planning skills for the purchasing of your first home! There is good new's for you on several front's. Let's work this backwards. If you closed on your home in February you would only be responsible for one more months ren...t due March first. You would not be making your first mortage payment until April. That way you would have the whole month to ready your new home and finish duties with the apartment! In making an offer on your new home it is not uncommon to ask for a delayed escrow as you would be locked-in to the mortage interest rate for 60 days, now the extra payment the seller is going to have to make will probably be taken into account by the seller, but most will be willing to work with it, as they will know their home is sold. So it looks like you could start serious house hunting in January. Now Pre Approvals from a lender (needed to be provided to a seller with offer) are good for 90 days, so your first stop should be to secure a Realtor and he or she may be able to provide you with a list of lenders. I would advise you to Secure your agent in November and then he or she can start providing you with given market information so you will be well informed by the time you find your new home!
