A near perfect match Close of Escrow Date: 05/31/2011 sold for $78,000, which is located 1207 E AVENIDA LUNA — Casa Grande, AZ 85122.
The question is why would a bank owned home for sale in Casa Grande sale for $78,000 while a near perfect match HUD home for sale in Casa Grande sale for $57,601. This is $20,399 of a difference.
I would say the following reasons could be a possible impact
- Lack of General Public Knowledge on what a HUD home is
- Not all brokerages are HUD approved
- Limited agents who specialize in HUD homes
- Non owner occupant buyers on HUD insured properties get second dibs after owner occupants
- And I cannot be everywhere :-)
