One of my super star relationship bought 1284 E Avenida Isabella Casa Grande, AZ 85122 for $57,601.00 and HUD gave a seller credit to the buyer for $1,728.03 for the buyer’s closing costs fees.  A near perfect match Close of Escrow Date: 05/31/2011 sold for $78,000, which is located 1207 E AVENIDA LUNA — Casa Grande, AZ 85122.

The question is why would a bank owned home for sale in Casa Grande sale for $78,000 while a near perfect match HUD home for sale in Casa Grande sale for $57,601. This is $20,399 of a difference.

I would say the following reasons could be a possible impact

 

  • Lack of General Public Knowledge on what a HUD home is
  • Not all brokerages are HUD approved
  • Limited agents who specialize in HUD homes
  • Non owner occupant buyers on HUD insured properties get second dibs after owner occupants
  • And I cannot be everywhere :-)

James: This looks like a great bargain. How is the rental market there? Are you a HUD authorized broker?  It may be time to look at some of these HUD homes for investment purpose. Thanks again for sharing this information.

I have been one of Arizona leading HUD Home specialists for a long time. There are several people trying to sale HUD homes with limited knowledge, skills, and experience. I say just look up KINGofHUD.com in whois.net and see how old my site is alone, so Yes, I am you go to guy for HUD homes. I just sold a 3 Bedroom 1.75 Bathroom home for about $45,000 and the USDA payment is in the low $300s a month including taxes and insurance, and I bet you could rent it for about $750 a month. If the market goes down, sideways, or up right now is the time to buy here. My wife and I are buying up homes left and right, right now. We are seeing them as cashflow dividens machines. I also sell them in Yuma, Pinal, and Maricopa Counties in Arizona.
