Like to hear from my colleagues on how they are working with For Sale By Owners. What are you doing differently to capture their business other than visiting their open houses.

Visiting their Open Houses is a waste of time unless you are bringing a qualified Buyer with you that is really interested in seeing their home. The FSBO is overwhelmed with hungry Realtors trying to convince them that they should list with them. They become very defensive. Try supporting their efforts to sell on their own. Offer them helpful information and answer questions for them in a non sales approach. They will appreciate that and when they decide to throw in the towel and interview Realtors, you should be at the top of their list. Be prepared to WOW them when that time comes. You have to be able to set yourself apart from the others.

I call them, or stop buy and drop off information to help them sell their home. Down the road I offer to list them exclusive agency which gives them the right to sell on there own and owe no commission. It usually works.
