Many agents get leads in various ways. From a call by driving by and seeing a sign, a web site, an ad, a flyer, or referral from a friend. However most agents have trouble securing those leads and making them prospects. Of course you will never keep all your leads, but tracking them and keeping in touch will help. Do you have a contact management system? If not you should. It is really important to capture as much contact information as possible and then enter these leads into a contact management system. This way you can track a person, and keep in touch with them. Develop a client care plan, from sending cards, to informative emails, a call to check in. Whatever you do just make contact. Keeping you in their minds is important, especially for those who may just be starting to look, but that are a long way from buying. Sending holilday cards or anything personal is a good way to stay in touch. With so many options for agents, you really must promote your self consistantly. Its always about follow through. I have an assistant that does nothing but keep up with Internet stuff and buyers. Otherwise, people fall through the cracks and next thing you know they buy through someone else. Its the same principle with contractors where I live. I was in yellow page advertising here (Poconos, N.E. PA). If you can at least call back in a timely fashion......you will win

I just began the Brian Buffini, 100 Days to Greatness Program.  You may know it emphasises building your client base from referrals using friends, relatives, past clients; ("A" list people), and staying in constant contact with them.

As mentioned, I just started but am a believer.

Agree 100%. Gary Keller's book "Millionaire Real Estate Agent" has a system of 8x8 and 33 touch for contacting your SOI.
