Renting a House in Prince Georges County

Finding a house   Currently there are 220, 3+, bedroom, 2+ bathroom townhouses for rent in Prince Georges County as of June 29, 2011, according to the MRIS.  These are private rentals are listed by Realtors who were hired by the homeowner to advertise their property for rent.

The rentals are priced from $650 to $5,500.  The price varies according to style, size, amenities, and location.

There is specific information you will need to consider when renting from a private landlord which is usually a home owner or small business as oppose to renting an apartment, but the requested information does not vary that much.  A rental application, processing fee, security deposit, and 1st month's rent are required prior to signing the Lease.   

The Rental Application helps the landlord to make a determination about a potential candidate based on past history and current earning situations.  You will need to answer certain questions in order to build a profile including employment, income, assets, liabilities, occupants, and references.

The Processing Fee is a minimum of $25 per adult over the age of 18.  The payment must be in the form of certified funds and made payable to the Broker.

The Security Deposit is usually the equivalent of the monthly rent.  If the rent is $2,000 per month, then the security deposit is usually $2,000 and due prior to signing the Lease.  The payment must be in the form of certified funds and made payable to the Broker.

1st Month's Rent is due at the time the Lease is signed.  The payment must be in the form of certified funds and made payable to the Broker.

The Lease is a contract between the renter (lessee) and the owner (lessor).  The Lease is a legally binding contact which typically spells out all the terms of the Lease including the rent payment, security deposit, possession, acceptance of property, occupants, maintenance, utilities, insurance, default, and additional terms the landlord may deem appropriate.

Renting a house in Prince Georges County is like owning your own home.  It's just that simple.

Most prospects in our area know NOT to look in our MLS because these are UNsold properties that will go back on the market OR have the potential to go into foreclosure.

I make a point to tell prospects that my properties are INVESTOR owned so that I am signing 2 year leases at rents HIGHER than even I previously thought.
