Selling your home takes more than just lip service
When I get a call about listing a Wilmington NC home I assume it means the Homeowner is ready to sell. That's not always the case.
"Well, we would like to sell and; downsize, move up, move to another town, move across the country, MOVE ON! But . . . (and here's the kicker, folks!) we're not going to give it away. And we certainly aren't going to: fix that hole in the closet, repair or clean the gutters, paint the house, replace the trim that's been damaged by Fido's teething, replace the carpet that's been in the house since we bought it back in '77 (we hear green shag carpet is making a comeback!), update the hardware in the bathroom which was in the house when we bought it back in '77, clean up the yard or clean out the garage that still has unpacked boxes from when we moved in back in '77. If we're going to do all that, it's worth even more than our cousin said it is. He worked for a Property Management Company back in '77! Oh, and we've talked to our family, friends, neighbors and that guy at the coffee shop who reads the paper front-to-back every day and they all say it's worth $50, 000 more than you're telling us."
"So, what you're telling me is that you really don't want to sell your Wilmington NC home?"
"We want to sell. But only IF we can get our price and not have to do any work to the house. If you're as good an agent as we've heard you are, you should be able to get it for us."
Well, thanks, I think I'm a pretty good agent, but I'm no miracle worker. In order to sell your Wilmington NC home, not simply list it, YOU, Mr. & Mrs. Seller, are going to have to do your part. And even after you've done all the things I suggest, I'm still not going to be able to get you $50,000 MORE than the market dictates.
I will give you a list of things to address that I feel are imperative and it will be up to you to see that they get done. This list will contain items that will help us to sell your Wilmington NC home in the shortest amount of time and for the most money. If you choose not to do them, then we will need to price accordingly.
Do I sell every home I list? No. Can I promise I will put all of my considerable energies, expertise and knowledge into getting your Wilmington NC home SOLD? You bet! And, more often than not, I'm successful. I do know what I'm doing. I do know how to properly prepare and price a home for today's market, and I am ready to go to work for you. But this has to be a team effort, Mr. & Mrs. Seller. I'll be team captain and first line of defense, you can be the pinch hitter and clean up crew . . . not very glamorous, I know,
But once your home is SOLD - you'll thank me!
