Selling your home takes more than just lip service

Selling your home takes more than just lip serviceImage of lips

When I get a call about listing a Wilmington NC home I assume it means the Homeowner is ready to sell.  That's not always the case.

"Well, we would like to sell and;  downsize, move up, move to another town, move across the country, MOVE ON!  But . . . (and here's the kicker, folks!) we're not going to give it away.  And we certainly aren't going to:  fix that hole in the closet, repair or clean the gutters, paint the house, replace the trim that's been damaged by Fido's teething, replace the carpet that's been in the house since we House for sale signbought it back in '77 (we hear green shag carpet is making a comeback!), update the hardware in the bathroom which was in the house when we bought it back in '77, clean up the yard or clean out the garage that still has unpacked boxes from when we moved in back in '77.  If we're going to do all that, it's worth even more than our cousin said it is.  He worked for a Property Management Company back in '77!  Oh, and we've talked to our family, friends, neighbors and that guy at the coffee shop who reads the paper front-to-back every day and they all say it's worth $50, 000 more than you're telling us."

"So, what you're telling me is that you really don't want to sell your Wilmington NC home?"

"We want to sell.  But only IF we can get our price and not have to do any work to the house.  If you're as good an agent as we've heard you are, you should be able to get it for us."

Well, thanks, I think I'm a pretty good agent, but I'm no miracle worker.  In order to sell your Wilmington NC home, not simply list it, YOU, Mr. & Mrs. Seller, are going to have to do your part.  And even after you've done all the things I suggest, I'm still not going to be able to get you $50,000 MORE than the market dictates.

I will give you a list of things to address that I feel are imperative and it will be up to you to see that they get done. This list will contain items that will help us to sell your Wilmington NC home in the shortest amount of time and for the most money.  If you choose not to do them, then we will need to price accordingly.

Do I sell every home I list?  No.  Can I promise I will put all of my considerable Picture of sold signenergies, expertise and knowledge into getting your Wilmington NC home SOLD?  You bet!  And, more often than not, I'm successful.  I do know what I'm doing.  I do know how to properly prepare and price a home for today's market, and I am ready to go to work for you.  But this has to be a team effort, Mr. & Mrs. Seller.  I'll be team captain and first line of defense, you can be the pinch hitter and clean up crew .  . . not very glamorous, I know,

But once your home is SOLD -  you'll thank me!

"Mr. Seller, do you want to sell your home or do you 'REALLY WANT TO SELL YOUR HOME'"?  Most sellers don't realize their is a difference.  One thing I know for sure - IF I wanted to sell my Wrightsville Beach NC home, you're my realtor of choice!!

Tish....it's like beating a dead horse sometimes isn't it?  I'm in a negotiation right now & wonder if the seller really wants to sell and/or has taken a look at the competition!

It's an every day conversation isn't it?  It's really interesting to find people even today who are still unrealistic about the market and pricing.

Tish, The phrase "I'm not going to give it away" equates nowadays to most likely "UNSOLD".

Tish, glad to hear you get those calls and therefore no one has singled me out for all that abuse! Haha...some sellers aren't sellers at all.

Over-inflated worth, unwillingness to listen to reason, taking bad advice from non-real estate professionals, refusal to clean-up and/or update all are signs the house will not sell.  In those instances, it's best to just walk away.

Tish, I've made it a point this year to absolutely NOT take on these kinds of sellers. I have a listing that expires tonight at midnight and I can't wait. I've had the listing for over a year (commercial lease) and have tried endlessly to get through to this client. Thankfully she called to tell me that another local realtor offered to take the listing for a nominal finder's fee. Good luck to him and her. I'm free at last!

Everytime I meet with a potential seller I give them the list of the basics to be done.  If they balk I know immediately we could have a problem.  We can only do so much and then it is up to the owners to do the rest.

I love working with these experts.  They usually have a doubting spouse that off sets them.
