New Hampshire Home Staging Advice: How Important Are MLS Photos?

How important are MLS photos?  Based on so many of the photos currently listed, one would think they aren't very important at all.  Well, you can't believe everything you see.  I certainly don't believe what I see when I look through New Hampshire's current listings.

 Something to consider:

The majority of buyers (over 80%) look online AT PICTURES first, before calling an agent.

The majority of buyers (90%) can't visualize a room any other way than how it's presented.

 

One of my favorite Home Staging Consults, from a few years ago,  is a great example of the power of MLS photos.

Prior to staging, this house was on the market over nine months, with very little showings and no offers.

After staging, and updating the MLS pictures,  the house had two offers in three weeks.

This was a pretty basic Home Staging, using mostly what the homeowner had (bedding was the only thing brought in)...but it made a huge difference in the perceived value of the house.  Not only was it more visually appealing in person, the new MLS photos were more appealing...and they got the attention of potential buyers!

 

How important are MLS Photos?
 
 
  They are the most important marketing tool a seller has.

Sharon, I agree with Julie, that's a classic example of home staging and MLS presentation. It shows that professional home stager can work with any wall color,  any furniture or any budget. Two offers in tree weeks is what any seller wants to hear! Professional Home Stager will  highlight the best features of the house that will lead to the fast and profitable sale!

Hi Sharon--these are my favorite kind of MLS photos.  I ones I call "click-off", because that is what a buyer does--clicks off this listing and goes on to the next.  Amazing that the MLS photo of the living room doesn't even show the fireplace.  What a dramatic difference you made with that staging.  Small wonder that it sold so quickly after you worked your miracles.

I can see the photos, no problem.  Great post Sharon!  This is yet another reason why adding a Professional Home Stager to the Home Selling Team is so important!  We can have those "awkward" conversations for the Real Estate Agents.  Sad that the homeowners were not initally presented with the option to begin with!

Though I think I am a good photographer, I leave it to the professional - and I am glad because these pictures draw the crowd - I mean people to preview the home.

Ginny:  Photos are visable to some, but not everyone.  I'm still not seeing any photos, including my own.  Thanks for the reblog, I'm glad you found the post "share worthy". 

Praful:  I'm surprised more agents don't use professional photographers.  Having quality photos is too important.

I guess its hard to dispute that photos are the first thing a buyer sees.  If you only get one chance to make a good first impression it stands to reason the more effective the photos, the better the first impression.  

Don't underestimate the power of a great first impression.  There are ready, willing and able buyers out there that are just waiting for something to grab their attention.  You want the buyers walking into your listing thinking, "This one looked really good, this could be the one...".
