Chicago, IL 60625 - Way to go Lincoln Square!

Market Recap for June 2011 for Lincoln Square:

A year ago, there were 9 closed sales for the month of June. 

This year we had 11 closed sales!  But the interesting thing is we moved Lincoln Square with a record sale number of 30 houses. 

Only one home was a foreclosure and that was the property at 4944 N. Leavitt that was purchased for $268,750.

What is moving are the homes in the $400K to low $500K price range.  It appears we have a price and beauty war at that range and some amazing homes have gone under contract in the Lincoln Square neighborhood.

Upper Bracket ($1 Million Plus) - we had 6 homes move out of that entire 30.  A year ago at the same time we had only 2 Upper Bracket Homes move.

Market time is a tad longer but that could be because a delayed slow spring in sales.  What appears to be for the month of June is what we normally see in April and May in a typical selling real estate season.

Let's talk money:

The High End Selling Price was $1,200.000 and that was that awesome Brick Bungalow Beauty over that on 2600 W. Wilson listed by my friend, Michael McCullom at B&@.  Landrosh Development who put their new construction awesome beauty under contract that was listed at $1,875,000 over on 2131 W. Agatite Avenue.

Let's Talk Bottom Price:

The average list price for Lincoln Square homes for the month of June 2011 was $628,580.

The average selling price for Lincoln Square homes for the month of June 2011 was $591,238

Where was Lincoln Square a Year Ago in Pricing?

The Average List Price for Lincoln Square homes in June 2010 was $623,355.

The Average Selling Price for Lincoln Square homes in June 2010 was $603,263.

 

While Chicago has adjusted downward a little over 8% from last year, clearly, it shows that Lincoln Square is holding it's own in value because of what it has to offer, the community, the shopping, the parks, the diversification and balance of housing, and more importantly, just a good overall lifestyle.

Note:  Some sales may still be coming through in the next couple of days and we will report any new sales and adjustments accordingly.

In the meantime, I think Chicago Lincoln Square has something to celebrate this July 4th
