Helpful items for Sellers and Buyers -- List of Move In tips

Many Sellers leave the appliance books, warranty information, etc for the new buyers.  That is great information to have.  I personally try to write my purchase date on the front of all my brochures so I can easily check if the appliance is still under warranty.

Other things that would be helpful for the new buyers would be other types of lists.  A List of Move In Tips such as:

1.    The history of the house: anything useful or interesting about the house.  Or maybe info such as when the   roof was replaced, any changes made to the property, paint colors, do you jiggle a lock a certain way, etc.

2.    Where is it and how does it work?Things such as the day of trash pickup; any rules for trash day.  Do you get bulk pickup?  When?  Free or cost?   Who to call if you have a problem?  Where is the meter box?  Where is the key to unlock doors if accidentally locked (the same key for the bathroom doors which have no key hole)?  Where is the plumbing clean out?  The septic tank?

3.    Who does things such as organize the Neighborhood watch?  Play dates for all the kids in the neighborhood?  Neighborhood activities?  Neighborhood newsletter?

4.    Where are the mailboxes located?  Where is the closest Fire Dept,  Police Substation?  Where is your post office?  Closest hospital or emergency room?

5.    How to operate the Hot Tub, the lawn sprinkler system,  the pool filter, etc.

6.    Favorite restaurants?  Favorite stores?  Specialty shops? Anything in area that you think the new owners would enjoy.

7.    Do you have a Police Department or a Sheriff's Department?

8.    Local Doctors, Dentists, Veterinarians?

 

Anything else anyone can think of to add to this list would be appreciated.

Faye -those little 'pass-on" items are so important to any home sale.. People are buying a 'home' a property that people have cherished...  what better way to pass on that heritage by way of those great relationships..

Faye, this is a great list of tip! I've had a couple sellers that left buyers whole binders of information, including receipts and warranties, local menus, gardener and housekeeper information and the buyers were thrilled. Information is so valuable!

Great ideas.  While I was writing I deleted several things several times so guess I missed some too.  But the school idea is great, Brenda.

It is so helpful for the buyers.   I know sellers disclosure has some stuff but there is so much more to be learned.  Especially when you have something that is persnicky.  Our garage door opener has stopped working late in the day.  Per Genie it may be the 105+ temps making it too hot to work until the temps cool back down in the morning.  Anyone moving into our house would think it was broken.

Gay, it is passing on a heritage.  

Shannon, how nice that they would take the time to do so.

Will, sometimes simple is hard to do.

We do try to give our buyers a list but it is from our prespective.   We may try to get our sellers to do one for the counter book and use that for the new buyers.

Another KW agent around here was making sign riders for this directional signs.  It has the home address.  Cindy and I have discussed during this and then giving those to the new buyers for display either outside or for their own personal use.   Then would they remember us instead of their buyers agent when they see the sign?

Some excellent tips for folks. If the seller can leave this information it will be helpful for the new folks coming in This is especially helpful for first time home buyers. As you mentioned, when you live in a rural area it is important to know about your well and septic and what type of maintenance has been provided on these two systems.
