The market in Sacramento CA is changing

Dont look now but the real estate market in the greater Sacramento area is changing. There were 4587 homes for sale in Sacramento at the end of May 2011. That number is down from the September 2010 peak of 5721 Homes for sale in the Sacramento area. There is a 2.9 months supply of homes for sale in the area as of June 1st. The number of pending sales was at 2410 at the end of May. There were only 1243 pending home sales in December of 2010. The supply of homes has dropped and the number of pending sales has increased. I am going to predict that the number of homes for sale at the end of June 2011 will be lower also. We should find out that number in 10 days. If the number of homes for sale does drop again, I think it will be safe to say that home values will firm up. The area's values have dropped over the last eight or nine months. We had a nice remodeled home for sale in Citrus Heights over the winter with a starting price of $160,000.0. It will close escrow next week at $140,000.0. That is just an example of the type of drop on a typical home. Interesting stats...if we're in year six of  a seven year cycle, then this clearing out of inventory will continue and 2012 will be the year of recovery.
