Do We Save the Environment or make a Dollar

Conservation versus Development; a heated discussion depending on which side of the fence you're on.  Do we leave open space, or do we build more homes?  Again, it depends on which side of the fence you're on.

I sell Homes, so I like having homes to sell, but re-sales are as good as new homes to many.  I have watched the Development of North County over the past 30 years, and almost all the flower fields are gone on El Camino, and a portion of the Paul Eke Ranch was ultimately sold for Development and "Progress".  It did allow commuters to finally be able to take Leucadia Boulevard through to El Camino Real, as well as have new Commercial Development; but at what price?

My 7 year old Granddaughter asked me one day when we were driving through an area outside Temecula......"Don't they have enough houses yet?"  And then she said she didn't like all the new houses, she said people could just buy the houses that were already built.  Smart Child :)

After North County San Diego became too expensive, people moved to San Marcos, then to Temecula and Murrieta.  Now Hemet and Winchester are being built-up, and as Development comes in, the Ranches and Farms have moved out, or are moving out.  So where is the next place to build.......

Banning and Beaumont.  Once  rural small towns, they are growing very quickly....the hills are becoming dotted with large tract homes. Water Resources, Traffic, and Wildlife are just a few concerns. The same concerns in almost all of California that has experienced this high density development.

So now we move on further East.....to Cabazon and Whitewater.....and finally some good news for the Environment.  A few years ago, a large tract of land was for sale for over Three Million Dollars...and the agent had a buyer that wanted to do a large Commercial Project.  Along comes another Prospective Buyer, offering less money.......and who do you think ended up with the property.......yep the one for less money, a Conservation Group,  Friends of the Desert Mountains. 

They bought the Land for a Wildlife Corridor...

The Desert and Mountains are full of Hawks, California Quail, Bobcats, Mountain Lions, Rabbits, and Desert Tortoise.

Development has displaced many of the natural wildlife, and there is an ongoing battle with people that want Development, and People that want to Preserve what we have.

Just last week I received two inquires from people that own land in the Whitewater area.  They both own 5 acre parcels by the mountains, and Friends of the Desert had contacted them to buy their property.

The 5 Acre parcels are being assimilated to connect  other parcels of Conservation Land.  So, when these sellers asked my opinion I didn't think about money, a commission on a sale, or anything.......I thought about the area, and what would be good for it.

"This is a good Group" I told them, and that is a fair price....but make sure you ask for closing costs......:) 

Both of these properties are in a remote area, and perfect for conservation efforts.

All of  Southern California appears to be getting ready for Development.......so where do you draw the line.  As my Granddaughter stated "Don't we have enough Houses?"

Fran,

Those sound like some good programs.  Developers love Redevelopment areas as the tax benefits offset some of the mitigating they might have to do.  Love the strip mined areas turned into Parks....would prefer trees, but oh well, can't have everything :) :)

Kathy-It's hard to see conservation lands later being developed into homes.  I agree with your Grand Daughter.  What a wise 7 year old she is. We have a lot of developments going on out here in Utah.  Is what I would love to see, is some of these horribly run down cities, rebuilt.

I love the pics.  Excellent information.  I wonder how many homes across the U.S. are sitting vacant, think areas like Vegas and Phoenix where lots of speculators came in and built, built, built.   Thank goodness we have conservation lands too.

Julie- Re-development, Revitalization......absolutely, I would love the same thing.  The small town I live in is building homes everywhere while the center core is crumbling......

Thanks for the comment on my Granddaughter.....she is in fact quite clever, maybe kids should be in charge, bet they could fix some of the messes we're in :) :)

Hi Kathy,
It saddens me to see the beautiful, old homes and buildings torn down in the name of progress.  These old homes and buildings have so much character.  I do understand that in our coastal area the building codes are much more strict now and these older homes and buildings do not meet the code.  But, that can be remedied and look what is preserved!  It is slowly happening in some downtown areas.  I am very thankful for the developers who recognize the importance of  these buildings and homes.   Unfortunately, many were razed before anyone saw the need to save them.

You capture the debate we're having (and have had for many years) in Flagstaff. My thought is that we need open space or no one will want to live here and then nothing will sell!

Cynthia-You should see Malibu...the little tiny old cottages are worth a fortune.....thankfully no one tore them down!  I absolutely agree with your assessment...they might not meet code, but the're worth saving.  When I lived in South Carolina I went all over, and loved  the homes there....they had character.  The new ones all look alike, no yards, and in my opinion sterile......

Ann-  I was on the General Plan Committee in our town, and amazing the conflicts over development- density, open space, etc.  We did a few things like protect the ridge lines, and keep some of the larger rural areas as RR, but even this was changed later :(

One Developer lied to the whole town Twice......stated he "cared" about our town, and would not sell his project, but of course you know he did........I hope you win.......I love Flagstaff, but wouldn't want to come there if it was anything like our cities here.

Hey Kathy, <waving>

Love this post.  When I have time I will surely go to the website.  Some of my best photo shots were of things that only God could form with his mighty hand.  If there is no conservation, where will we go when we want to breathe fresh air and appreciate God's beauty?  People wonder why the wildlife have been in their backyards, swimming pools and in their garbage cans. 

Preservation of our environment is a must.  I want my great grand children to be able to experience the beauty of America and the world as I did.  Nature has provided us with so many blessings.  It is sad to look at old slides of photos I shot across the country and see the changes that don't compliment the natural beauty.  seeing whole areas razed and "developed" with another set of the same houses.

Give Grandbaby a kiss for me, I am so busy but I wil be back in the RAIN soon.

Hi Kathy - I am going to share this post with my husband.  I have been telling him that we need to buy property in Banning or Beamount next.  

"After North County San Diego became too expensive, people moved to San Marcos, then to Temecula and Murrieta This is exactly what we did!  We left San Marcos for Murrieta to purchase our first home in '89 because it was affordable and the area was a great place.  It was the best investment that we ever made.  Now we are looking to repeat our good fortune!!  :)

I agree that these groups are fantastic. The group in our area works out straight purchases, life estates, trusts, etc.
I am trying to figure out a way to get my local Association into a position to help out too- information, fund-raising... something.

Janice- Ahhh I know the story well :)  Hope your husband sees the potential....All through the Coachella Valley there are new tracts going in.....one development I actually want to see is the Banning "Black Bench" .  If this is built as they have proposed it should be a good one.

Sarah- At this moment, I don't have any ideas.....but maybe you can ask the group what type of help they might want.....or do a fun fair with kids and have information, activities, etc.  This gets both the parents and kids involved, the next generation thing :)

Toni B. hey friend, somehow I missed replying to your comment :(  Please excuse my oversight.....

I know you lived in this general area, so you know what I am talking about. I have so many pictures, from San Diego through to Banning, and now most of those places are gone......one set of homes after another.  It is sad......but I deal with it.  I wish we had more City Councils that actually used some sense when they cast their votes; they need to think more about sustainable growth, and demand more open space.

I never heard of this group, Friends of the Desert until they bought all that land......now I am more inclined to go that direction....oh don't get me wrong, I do not believe in saving every little fly, and lizard, but I do believe we need to think more about what is good in the long run for everyone.  Especially with Water....look at those states right now, today, that have declared an emergency because of lack of water.....we absolutely MUST think long term.

 

Tom- Thank you for your comment.......yes, I am glad this Group, and others like them, are trying to save some of our wildlife, and our mountain areas.......now, we can move on to the problems with the windmills :)

yep, that would be quite the sight.....I have learned though that a "tree hugger" isn't necessarily the same thing as someone that wants to protect some things.  We need water, we need many things that building a million houses won't give us .....but I do get your point.
