Johnson Ranch is a large master planned community, located in the San Tan Valley community within Pinal County (southeast of the Phoenix metro area).  San Tan Valley was formely considered a part of Queen Creek, but has since taken on its own identity.

Johnson Ranch includes many ammenites, including: a golf course, community swimming pools and spas, tennis courts and other sports courts, parks and playgrounds, a catch-and-release fishing lake, and covered ramadas and barbeque grills.  A number of builders constructed homes in Johnson Ranch, with a wide variety of sizes and floorplans to choose from.

Hi Eric I have a question for you, I have been told by a friend who recently bought a house in Johnson Ranch that she had to pay a HOA Reserve Supplement Fee of 500.00 to Johnso Ranch Comm Assn. At closing,And a Working Capital fee of 516.00 to Johnson Ranch Community Assn. As well.I was considering buying a house because I like the area there but those fees are a lot of money, what are they? She didn't even know!I am just curios about this fees if you could help me out. Thank you!

Thanks for your message. Many HOA's now have miscellaneous escrow fees when a home is sold, to help offset their costs or to build up their cash reserves so that they can help fund special expenses in the community that periodically come up.
In our real estate market we use an HOA addendum as part of the contract. This allows a Buyer to get a preview of the various fees and also allows the buyer and seller to negotiate who should pay the fees.

When I help a buyer, I draft the contract in a way which asks the Seller to pay the escrow related HOA fees. Sometimes the Seller will send us a counter offer, in which they request the Buyer to pay these, but most often we are successful in getting the Seller to cover them (or to split the cost).
