Building a New Home is Stressful- Tips for a Smoother Process

Building a new home can be exciting. This experience is probably once in a lifetime for most people, which means they pour their heart and soul into it. But, with the dream comes stress. This stressful process can be smoother if one follows a few simple principles.


The Contractor


Probably the most important part of the process is choosing a reputable contractor. One should research contractors in the area and see what other people's experiences were, then ask at least three of these contractors to bid on the project, in order to get the best deal. Bids should be very specific as to the scope of work and who is responsible for the different aspects of the contract. The contract should also include a very specific schedule to keep frustration to a minimum. This specificity can avoid serious problems as the project progresses. Cost and schedule overruns or unsatisfactory results can lead to a very unpleasant building experience.

Sweat Equity

As the owner of a new house, one may want to put their own personal stamp on the new home, but the scope of a personal project or sweat equity must be well thought out. Biting off more than one can chew can lead to much unnecessary stress. One must be a realist when it comes to personal abilities or time available. Taking on too much is a common mistake that leads to unneeded tension.

The Owner-Builder

Scheduling can be a major issue and cause much stress. If one is an owner-builder, and this project is done on weekends and after work, be sure to allow plenty of time to complete the project. One should have a plan how the project should progress and follow it. This is usually the area where owner-builders flounder. Allow the time necessary to achieve a satisfactory result. 

As the builder one should also be aware of local ordinances and rules. It is very important to obtain the proper permits for the project, and it is not a bad idea to work closely with the building inspector. The inspector is usually very helpful and can answer questions that might arise. Following building ordinances will help to avoid one more stress factor when building.

Finances

Finances are the number one cause of stress when building a new home. It is essential to assure that the financing is in place to complete the project, and there is room to cover unexpected expenses. There will always be surprises, so be prepared.If one plans the new home carefully, building it can be a pleasant process. If the principles mentioned are not followed it can turn into a nightmare of stress and annoyances. Plan carefully, and enjoy the process!
