Home Staging Is Much More Than De-Cluttering and Moving Furniture - Part 3

In this series I have been showing rooms in one home and explaining the suggestions I made in each room.

Part 1 was the Family Room, Part 2 was the Living Room, and Part 3 now looks at the Dining Room.

The suggestions for this room were simple. Simplify and Paint!

The room had too much going on with the table and chairs, chairs in the corners, a huge hutch, a busy rug, and art work that was too small for the walls and not really "dining roomish".

The furniture was all antique (table needed some repair) which can be beautiful but it sets a tone that isn't modern or one that a younger buyer can relate to.

The original paint color was not doing much for the room as with the other rooms in the series as well. I suggested something warmer and with more punch.

 

Dining Room Before

 

Throughout this series you have noticed a lot done with paint. I chose one main color throughout the home but added something slightly darker for the formal dining room and something darker yet for the family room.

Although the paint colors were different they are within the same tones so the home still flowed from room to room. Your eye didn't jump from one extreme color to the next.

 Paint color selection is key!!!

Paint is a simple fix for your home whether staying or selling.

Wow is right!  I just love the colors you chose in these rooms.  They are so warm and relaxing, yet very up to date.  I am cracking up on the updated version of the fork, knife and spoons!  Remember the big old wooden ones people used to hang in their rooms?  I love the ones you've hung in this room.  Clear example of "less is more" in this room Shar!

Shar--I love what you do with a little paint and creativity.  That dining room looks fabulous and the hanging fixture made the transition from old to new quite easily.  This is a dining room that buyers will want.

Kathy,I used the collage feature in Picasa. I think Picnik has the same feature though but I haven't used it.

Paint and lighting are the cheapest and easiest ways to update a home Janice!

I agree Kathy. And the homeowner did every recommendation I made. That is very rare!

Great minds for sure Sally. I have only used them twice but people always want to buy them, ha.

Laura, I do remember those wood ones.....my Mom had them! These are much better, ha. I have had them a while but have only used them twice as it takes just the right wall, bigger for one thing.

This was kind of a different circumstance Ellen in that the homeowner had already bought another home. I originally went for a consultation which resulted in my recommendations of paint color, the kitchen cabinets being painted, new lighting etc. They brought up the hassle of living there while it was being shown and I suggested they move out and bring in modern furniture which would appeal more to the buyer plus the LR was empty anyway. So it worked out perfectly which doesn't happen often. But yes, all of the furniture and accessories are mine from my warehouse.

Oh Yeah -- that's what I'm talkin' about!  :-)

These changes makes a HUGE difference in how a buyer will perceive the home, but they likely didn't cost much to do.  Great example Shar of cost-effective home staging advice!

Let me just echo all those "wows." What a fantastic color choice. The room looks so much more up-to-date, warm and inviting. And you're right. Paint doesn't cost much.

Gorgeous!!!  What a difference that made!  While I have had great success getting a client to de-clutter, it's a little hard to get them to repaint.  You certainly have a gift.  I can't wait for the next installment!

Debra, I am not sure how much it cost for them to have the home painted. Plus they had some flooring replaced. Maybe all of that with staging $5000?? Totally a guess. They knew they needed to get everything updated and fresh as things had not been painted for a while, etc.

I have pretty good luck with getting the client to paint and change out light fixtures Lina. Not sure if it is a gift or I am just lucky to get motivated sellers? Ha. It doesn't always work that way though, trust me!
