It is 2011, and interestingly enough buyers have not changed much since I started in the Real Estate business in 16 years ago.
As an Agency and buyer representation Instructor for Kaplan Professional Schools for nearly a decade, it is always interesting to hear how some agent's think buyers have "changed". Maybe some buyers THINK they have changed, but what they want and need has not changed. With the possible exception of their perception of what they "need".
These things are certainly not exhaustive, but a GREAT start!
1. Be credible - If you don't know something, don't guess! & If you do make an error, admit it, fix it, and move on. Hopefully your clients will understand, but know sometimes they won't understand
2. Be knowledgeable about your local Real Estate Market - With the internet and the endless amounts of blogs, gadgets, and information that is out there, you need to stay up to date on trends in financing, prices and the like.
3. Follow up & Follow through - In a NAR survey recently the #1 complaint about Realtor's was "poor communication" - Keep them in the loop at all times....Even if it is a "all is quiet at the moment" email, so they know you are paying attention to them!
4. Listen more than you talk. Remember for some good reason we have two ears and on mouth. As agents, it is vital that you ask questions, respond to what they are saying, and THEN give your thoughts & In that order!
4.5 Have a desire for referral's! - I know that sounds odd, but if your clients know that you want them to be a referral base they will have an "implanted" desire to start thinking or paying attention to people around them that may want to buy or sell. It also raised the level of awareness for you (their agent) that your service should be "worthy" of a referral. Makes sense huh...
