I received a call yesterday. A question from a property owner of 2 Buildings, 6 units each asked " I know some good painters that are not licenced and my Insurance Agent of 20 years passed away and the new agent doesn't know anything about it and can't tell me if I can use them or not. Also, do I need Course of Construction insurance to paint the outside of the building?"

As for the question of using unlicensed, uninsured painters, the answer is a clear NO. The Property Owner is responsible. The Liability coverage on your Landlord Protector does not cover lack of Worker's Comp, Injury, damage, Court costs etc. Always use bonded licensed companies with Workers Comp, proof of Insurance and have them add you as additional named insured when they are working on your property. Your landscapers, pool service, parking lot service, have them all name you as additionally named insured. If your parking lot service damages a car, the vehicle owner cannot go after you and raise your rates. 

When you contract work on your property, check with the City regarding permits. It depends on the area, how many units and sometimes people do not realize that "Paint" may require stucco, wood fascia repair, window replacement, termite damage and rot. Another very good reason to use professional's.   Sometimes damage is unknown until the work has been started.  It can save a lot of money, time and aggrivation in the long run.

Before I hung up, I asked if they would like me to run out and take a look at their property and take a look at their policy to make sure they are up to date with their coverages due to the loss of their agent and really no one taking care of their account. They found me on Active Rain and called because of my experience and hopeful ability to answer their questions.  The reply was "Where is your office?" (10 min. away) I need an agent who I can drop in and see anytime I want to, so they have to be close. Well, that was that. I cannot sit in my office waiting for people to drop by. I'd have no business!  I guess all in all, if I can answer a question and help someone out, that's a good thing. So keep those calls coming. Those questions end up helping more than you on Active Rain.
