This Four Part Series takes place in one home and I am highlighting the suggestions I made to the client in various rooms.

Part 4: The Porch

This porch was an addition; built around the original stucco exterior of the home. It looks out onto a stunning landscaped yard. Let's take a look.

Let's check again......maybe we took a wrong turn.

Nope I think it's the porch but it sure is looking like an office to me.

Pretty tough to sell a wonderful 4-season porch (a huge plus in Minnesota) when it isn't looking like a porch.

Easy Home Staging suggestion: Stage it for it's original purpose.

That's it. No paint, no repairs, no lighting changes. Just stage it for what it is.

Shar, a porch is such a great selling feature! Nice job, as always! Funny how that's what often happens; folks use rooms for what they weren't intended and buyers walking in think what am I going to do with this room? Thanx for taking the guesswork out!

Well, I started at the end of your series, but after seeing your photos, I am going to go read the others. You are absolutely right - spaces need to be presented as they are intended to be used and your Before and After photos of the porch is a great illustration.

Shar, that is awesome.  That wood flooring deserved better treatment.  I love what you did with this - makes it look like a great place to read a book at the end of a long day or on a rainy day weekend.

Question for you, is leaving the blinds down for the showing better than pulling them up all the way?  There's plenty of light and it shows there are blinds for privacy, so probably down.  But, so many people raise them?

It depends on the blinds Juli. Two inch wood blinds I always say to leave down as they are heavy and the stack on the top is huge and cuts off the window and view. With mini-blinds it depends on if the blinds are in good shape or not and how big the windows are. Small window pull them up, big window leave them down so the stack isn't huge, slanted, and bowed. That looks worse. Always have the blinds turned flat so you can see straight out and let all the light in. Good questions!
