Here's another story - yes, I do have a million or maybe not quite a million.  A few years back, a seller in my farm area (area where I concentrate on getting listings) called to let me know that she wanted to sell her home and purchase a something a little smaller as her children had moved and she was tired of the day to day maintenance of her home.  Did some research and provided the potential seller wtih my evaluation of the property and she felt it was much to low but I consider listing it at the price she wanted. We haggled and finally came up with a number that was higher what I suggested and lower what she wanted.  So, I hire a professional photographer, get all the paperwork, install a sign and a lockbox, do the necessary marketing and let the phones ring.

Within 24 hrs we receive a request for a showing, showing accepted by Seller and within a couple of hours, the showing was cancelled by the Seller.  I inquired and she told me it was to early after lunch and she usually takes a nap (This Seller is under 50).  Showing rescheduled to later in the afternoon - again not convenient due to another engagement and she didn't have time to tidy-up.  And so on ..... for about 3 weeks.

Day of the Open House, she decides that she doesn't like having strangers looking at her stuff and cancelled a few hours before the Open House.  At that moment, I decided to drive over and remove the sign and lockbox and cancel the listing.  We are now in 2011 and I receive a call from the same lady asking me if I would consider listing her home and that she would follow the rules, not cancel appointments or Open Houses.  I asked her why she did what she did and she felt that she didn't want to pay me a commission for selling her home and felt that she could do a better job trying to sell it herself.

The house didn't sell and while the market what really hot in 2010, the economy has shifted and she will be getting less than if she had sold it a couple of years ago.  To all sellers, I am a professional, this is what I do every day, this is how I earn a living.  I'm on your side.  When I sell
